A family-owned property. We have generations of satisfied guests and take pride in offering Comfy, Clean Housekeeping Cottages. Our four cottages are a relaxing secluded getaway on waterfront property. Great place to create lifelong memories!

Each sleeps up to a maximum of five. Two bedrooms (each bedroom has a nice newer Queen bed) Number 1 cottage has a sofabed couch, number 3 cottage has a regular couch, number 2 cottage and number 4 cottage each have a futon

There isn't a washer and dryer available for the cottages. There is a laundry mat in Sturgeon Bay that our guests have been using for years during their vacations in Door County. It's called Maytag Laundry and is located about 3 miles from us at 828 Egg Harbor Rd #1228, Sturgeon Bay, WI 54235.
Cottages are located on about 1-acre waterfront property.
Each has its own picnic table and charcoal grill.
Park-like yard. Kid friendly.
No overnight boat docking: We live on an open waterway called the 'Bay of Sturgeon Bay' and boats can't be tied to the dock overnight due to storms and waves. Most insurance companies don't provide coverage for damage caused to shorelines, docks or watercraft due to storms or waves. In addition, the water levels by our dock are very low this year.
There is a dock available to use for fishing and swimming from. If you have kayaks, stand up paddle boards or canoes, you can launch them from the dock as well. We don't offer any row boat, kayak , canoe or stand-up paddle board rentals. There is one business in Sturgeon Bay that offers boat rentals.(pontoon, sailboat, speedboat) The other business offers kayak, paddle board and bicycle rentals.
One of the more incredible sunsets spots in the country! Bring your camera.

Terms & Conditions
Please review our Liability Waiver and General Information / Policies:
- The local municipalities, the Door County Fire Marshall and our commercial insurance provider determines when burning or the use of the fire pit is allowed. Due the dry conditions / hot temperatures this summer (2023) with a sustained period of time over four months with very little rainfall, we are restricting the use of the fire pit to protect our guests, neighbors and properties. Some local municipalities have restrictions on burning, including fire pits / campfires during very dry seasons like this.
- No fireworks of any kind allowed on our property, including sparklers. No burning candles in the cottages. These important restrictions are due to the fire risk and the health / safety of our guests.
- This is a quiet community with residential / resort neighbors. This property is geared towards quiet family / guest vacations. Due to the proximity of neighbors, we can't accommodate bachelor or bachelorette parties or rowdy gatherings.
- The Nightly rate is based on two-person occupancy
- Note: Additional guests 10 years and older is $19.00 per person, per night plus tax
- Children 9 and under stay free (they count towards the five-maximum allowed in each cottage)
- Maximum occupancy of five people in each cottage
- $45.00 cleaning fee on all short-term rentals. Weekly rentals with large groups $100.00 cleaning fee per cottage.
-Quiet hours 10pm to 9am. Mellow, respectful celebrations are fine, and we certainly want you to have an enjoyable stay.
- No smoking in cottages. Burning candles in the cottages is prohibited and also a fire risk.
- All rooms subject to 5.5% sales tax and 8% room tax
- Check-in time: 3:00pm or later. We're not able to offer early check-ins.
- Check-out time: 10:00am firm. (Housekeeping arrives) We're not able to offer late check-outs.
- Our cottages are closed from Nov. 1st – April 30th and reopen again on May 1st
General Information / Policies:
-Minimum Age Requirement: The minimum age for renting a cottage and check-in is 21 years old.
-Towels provided for rentals of 6 nights or less.
- Linens (sheets, blankets / quilts, pillows) provided for all rentals.
-We provide hand soap and dish soap but don't provide shampoo, conditioner, toothpaste, toothbrushes, shaving cream, razors. deodorant or dental floss.
-The required state of Wisconsin sales tax of 5.5% and the Door County room tax of 8% is added to all rentals. Total tax charged is 13.5%.
-Maximum Occupancy of each cottage is 5 people. Occupancy limits have state fire code and insurance requirements.
-We require a deposit at booking. The deposit amount varies via the length of stay. It currently is figured at 50% of the total amount of your stay.
-No Pet Policy: Please, no pets of any kind in the cottages, not even to visit briefly. No pets left in cars or anywhere property. There are no exceptions. If a pet of any type is found to have been in a cottage, a $250 fee will be charged. If applicable, the guest or guests will also be asked to leave with no refund.
-No smoking in cottages per Wisconsin State Statute. E-cigarettes (or vaping) isn’t allowed either. At the discretion of the owners, if there is any reason to believe that the smoking policy has been violated, a $250 fee will be charged to the guest’s credit card.
-Due to insurance liability, please no bike riding, skateboarding or razor scooters on driveway or property. We have delivery or contractor trucks in our driveway at different times during the season.

-We don’t allow tents on the property or RVs.
-Propane Fireplace in Cottage: Please don't leave fireplace burning when the cottage isn't occupied. The fireplace gets hot, so please don't place any items on top or near the fireplace. Don't leave the fireplace burning while you sleep.
-Energy Conservation: In an effort to conserve energy and reduce costs, please make sure to turn off all lights and portable fans when not in the cottage.
-No fireworks on our property and no candles in the cottages. No firearms on our property.
-No illegal substances are allowed anywhere on our property and minors should not be in possession of alcohol or anything else illegal. The legal drinking age in Wisconsin is 21 years old. Violations will result in being evicted from the property with no refund. Violations of the law and our own policy with underage drinking can create fines for us, jeopardizes our ability to maintain our business permit and creates a significant liability situation for the guests and owners.
-Electric Hot Water Heater: Each cottage has a 50-gallon electric water heater. Electric water heaters take a little longer to reheat the water once it refills than a 50-gallon natural gas residential water heater. A 50-gallon water heater is sized for five people or ten gallons for every family member.
-Fire Pit Usage: There is one fire pit and is shared with other guests. The Door County Fire Marshall and our commercial insurance provider determines when we can and can’t burn the fire pit. You must be at least 21 years old to use the fire pit. Please use extra care when using the fire pit. Several pails of water are kept near the fit pit to put out the fire after you're done using it. Make sure to use plenty of water and make sure that the fire is completely out before going to bed at night. Please never leave the fire pit unattended. Fire Pit usage hours 7pm until midnight. Please adhere to these hours of operation of the fire pit.
-Cleaning and Check-out: Guest agrees to maintain the cleanliness of the premises during occupancy. Guest promises to exercise care in the treatment of the accommodations and furnishings. Guest agrees to leave the cottages and furnishings in clean and undamaged condition. When checking out, please leave the cottage as you found it.
-Cleaning Fish: Please don't clean fish in the cottage. We have a separate cleaning table and water supply on our property for cleaning fish. Guests are responsible for wrapping fish guts in a newspaper and sealing it in a garbage bag. We provide the garbage bags and newspaper.
-Items Left Behind: Please double check your cottage carefully for belongings prior to departing. Items can be returned mailed at guest's expense.
-We strive to provide a relaxing environment for all our cottage guests.
-Quiet hours 10pm to 9am. Mellow, respectful celebrations are welcomed and we certainly want you to have a good time.
Liability Waiver: I, the undersigned, agree to release, to hold harmless and indemnify Annette Andropolis, Andre' Andropolis, Andrew J. and Annette J. Andropolis Family Living Trust and Andropolis Waterfront Cottages for any and all claims and liability for personal injury, accidents, or acts of God, death, or property damage to myself, my family or guests that are part of this guest registration, or for which I or anyone in my group may be liable to others, arising out of or in connection with my or our group's use of this cottage, including, but not limited to usage of rowboats, swing set, fire pit, docks and yard. 'Severability:' If any portion of this Agreement is held by a court of competent jurisdiction to be unenforceable for any reason, all remaining provisions of this Agreement shall remain in full force and effect. 'Governing Law & Venue:' This Agreement shall be governed by the laws of the State of Wisconsin and shall be venued in COUNTY [Door], Wisconsin. The minimum age for renting a cottage and check-in is 21 years old. I acknowledge and confirm that I have read and agree to all terms and conditions.

We accept debit / credit cards via Paypal payments as well as direct payments via email thru Paypal. For stays booked awhile ahead of your arrival date, you're welcome to send a check for the deposit. When checking in, we also accept credit cards, good checks and cash to pay the remaining balance. Thank you.
Note: Additional people $19.00 per person, per night plus tax. (maximum occupancy 5 people per cottage)
All bookings require a deposit to reserve the cottage.
Deposits will be refunded if you cancel your booking with us 30 days or more before your arrival date. For cancellations made less than 30 days prior to arrival date, we’ll make every effort to rebook your spot. If we do rebook your spot, we will refund your deposit. We reserve the option to charge full price for the resulting lost revenue for no shows. If a guest has already booked and then wants to shorten the length of their reservation, we would also need 30 days notice. We have a short season and we would need enough time to rebook dates, especially during Door County's peak summer season. We have never given credits for early departures because we're not able to rebook the cancelled night or nights. There is no credit or refund for early departure. For cancellations that fall within our policy refund guidelines, we will refund the deposit minus the Paypal fee that we were charged to process the payment.
