Terms and Conditions for Armada Cottages.
CONFIRMATION OF BOOKING
1. On making a reservation guests will be charged a deposit of 20%, the remaining amount will be processed 6 weeks prior to arrival, this will be automatically processed from the card details supplied. if the reservation is within 6 weeks of arrival, the balance payment will be immediately processed in full.
2. cancellations
* Up to 6 weeks prior to arrival: Deposits are refundable but will incur a €40.00 card/administration processing fee per cottage cancelled, deducted from the total amount refunded.
* At 6 weeks prior to arrival, the remaining balance is processed from the card details supplied. This is non refundable.
* Arrival day to 6 weeks prior to arrival, all payments are non refundable and non transferrable.
3. ARRIVAL & CHECK IN PROCEDURES. Please contact our property manager to arrange check in, you will receive the contact details and instructions for this by email a few days prior to arrival. Check-in is after 4pm, Check-out is no later than 10am. We request that these times be adhered to. (This is a standard time for rental properties to allow enough time for cleaning)
Check In will be on site at your cottage. A lock box is located near the front door of each cottage. Prior to your arrival you will receive the combination lock to access this, which holds the cottage key. We will check in on you during your stay, but should you have any issues prior to this our property managers number will be displayed at the cottage.
4 PETS. Pets are not permitted in the Armada Cottages. We respectfully ask that you do not contact us seeking permission for pets to stay as we cannot facilitate. Guests will be asked to vacate if pets are in the property.
5 CLEANING & BED LINENS. The house must be left clean and tidy, otherwise a cleaning charge of €50.00 will be applied. Initial bed linen and towels are supplied. Should you require extra a charge will be applied. 6 x hand towels, 6 x bath towels and one tea towel are supplied, beach towels are not.
6 The cottages are completely self-catering, i.e., we do not provide cleaning supplies, toiletries, coffee pods etc. These are all available to purchase in the local supermarkets. (We do provide a complimentary small stock; this is purely just to get you started)
7 All the cottages have open fires which can burn coal, briquettes, wood etc. this stock is not provided at the cottage and is available to purchase in the local supermarkets.
8 All our cottages have one double room, one twin room and one bunk room, except for our 4-bedroom deluxe cottage which has an additional single room. This is the bedroom layout. It is not possible to change the layout, take down the bunks, change single beds to doubles etc. We also cannot provide extra beds in any cottage. The maximum occupancy is 6 guests and 7 in our 4-bedroom cottage.
9 COTS/HIGHCHAIRS. We can provide a cot; we do need advance notice to arrange set up and for which room. We supply a top and bottom sheet for this. We have a highchair in every cottage.
10 UTILITY CHARGES. Electricity Charges are included in our rates *Fair Usage Policy: This applies to electricity usage over each 24-hour period. The agreed rates per 24-hour periods are based on fair usage which allows 10 units of electricity per 24-hour period. Excess of these usages are charged as follows: € 0.20 per unit. Please note in general usage is not in excess of these allowances.
11 EQUIPMENT AND MAINTENANCE. In the unlikely event that any equipment or furniture in a property breaks or malfunctions due to unforeseen circumstances, it may take up to 48 hours for it to be fixed or replaced. However, we will do our best to rectify any issues that may arise as quickly and efficiently as possible.
12 RIGHT TO DECLINE. We reserve the right to refuse, alter or cancel a booking, even after receipt of part or final payment. In addition, the company is relieved of all liability should the reserved accommodation not be available due to circumstances beyond our control. In such an instance a full refund will be offered. However, no refund or liability will apply to a situation where a client is requested to vacate, or leaves of their own accord, prior to the expiration of their booking. The Armada Cottages will not accommodate hen/stag parties, and should a booking of this nature be made, the armada cottages reserve the right to refuse this party on arrival and withhold any monies paid.
13 BEHAVIOR. Please note the following as it’s important that we consider and take responsibility for all guests staying with us at Armada Cottages. We reserve the right to refuse to hand over any cottage to any person who, in the opinion of the management, is not suitable to take charge. Likewise, rental of the cottage may be terminated with no refund at the discretion of our property manager or any manager within the company if clients/occupiers behave in a disruptive manner, cause a nuisance or disturbance, endanger the safety or wellbeing of other clients in the complex or that of the client themselves, cause damage to the property or in any other circumstances deemed reasonable by property manager or any manager of the company. On the expiry or other termination of rental, the property manager or any manager of the company may remove all belongings of the clients from the cottage left on the property and store or otherwise deal with same as deemed appropriate. Notwithstanding the aforesaid, the sole risk in respect of such belongings shall at all times remain with the clients.
14 ACCOMMODATION CAPACITY. The number of persons advertised as being the sleeping capacity for the property must not be exceeded under any circumstances and clients will be asked to leave if this is exceeded.
15 SMOKING. Smoking is not permitted in any of our cottages. Failure to abide by this will result in a cleaning charge of €50.00 for the provision of specialised cleaning services that will be required.
16 LIABILITY. Armada Cottages, its employees or agents are not responsible for any loss of valuables or property left in the home or on site during the stay or on departure. It is important to take good care of valuables when staying. We have all standard insurances in place within the cottages, but these insurances do not cover the loss or damage of any personal belongings taken into the houses by holidaymakers. Should a guest leave lost property at the cottage, we will arrange postage/return of goods, the cost of which will be paid by the guest.
17 GROUP BOOKINGS. Armada Cottages do not accept bookings from groups of parties under the age of 18, hens or stag parties. We reserve the right to refuse to check-in such groups and will not refund any monies paid in advance in the event of non-disclosure of the age of the occupants.
18 ADVANCED BOOKINGS. At present we only accept bookings up to 3.01.2025. we do not accept bookings after this date. please contact armada cottages should you have any queries on advanced bookings. 3.2.2.2022.

Cancellation Policy

*COVID CANCELLATIONS: All payments will be refunded in full should Covid travel restrictions be in place, or any restrictions resulting in the business being closed. We do not refund payments within 6 weeks of arrival if members of the group have any illness covid related or not.
* in the event the card details provided are declined when processing the balance, and ensuring several unsuccessful attempts are made to contact the guest, we reserve the right to cancel the booking, the deposit will be non refundable.
