Less than 15 minutes’ walk from Leeds’s bustling centre, The Avalon Guest House offers free car parking for our guest, free Wi-Fi, and spacious rooms. The accomadation is in the heart of the University of Leeds. The Gryphon Sports Centre is next door, and Leeds General Infirmary is a 10 minute walk.
Leeds centre is filled with extensive opportunities for shopping, including designer shops such as Harvey Nichols, just a 20-minute walk away. Headingley Stadium is 1.2 miles away, while The Royal Armouries are less than a 10-12 minute drive away.
Rooms at The Kingston each feature an en suite bathroom with free toiletries on request. Guests can relax with free tea and coffee, and a flat-screen TV in the room.

Payment Policy
The price you pay:
Rates quoted are per room, per night based upon the room occupancy selected (unless otherwise specified), subject to availability. Normal supplements apply for upgraded accommodation. These rates are applicable for new bookings only.
Payment Information: Payment is required in full at the time of booking and the debit or credit card will be charged accordingly.
All prices shown are applicable at the time of booking, are not valid in conjunction with any other offer and are subject to change without any prior notice. The full price for each break, with the addition of all extras incurred during your stay, is to be settled in full before departure.
Cancellation Policy
No further charges will be made for cancellations received before 48 hours on the night prior to arrival. At 7pm debit and credit cards will charged for the entire stay. Declined transactions will result in the reservation being cancelled and, where possible, contact will be made to the booker.
No shows: If you fail to check in by midnight on your scheduled arrival day, we will consider that you have cancelled your booking and you will be charged in accordance with the cancellation policy above.
Pay Now Bookings – full payment at time of booking
Cancellation Information: non-refundable in the event of cancellation.

Modification Information: A change of date and/or room type is permitted by contacting us for modification the difference of the new applicable rate and/or room type charge.
If the rate is cheaper for the dates and/or room type you are amending, you will not be refunded the difference.
You will be charged for the modification fee and any difference in rate, room type and additional nights.
All amendments must be made to the entire booking and cannot be made to part of the booking only.
All amendments must be done 48 hours prior to the day of arrival and changes are subject to availability. In addition, the same rate type/band may need to be available.
The location of the hotel cannot be changed on any of our bookings.
