the Balerno Inn
We sit proudly in the middle of Balerno’s historic main street. We are a stunningly refurbished venue with provenance, value and family at our core.
We have 5 stunning bedrooms over two floors that make full use of the historic features of the Balerno Inn. We have used deep luxurious colours combined with tweeds and delicate soft furnishing.
Our bedrooms have either a Super King Size bed or a King Size bed, we like to offer comfort and ensure our customers have a relaxing stay.
We can make up the rooms to have extra beds for Children if needed, our Super King Size rooms either have One Single Pull. Please advise when booking if you require Pull Out Beds and how many.
Balerno is a quaint suburb of Edinburgh, it forms the main gateway to the Pentland Hills, which rise immediately to the south and south west of the village.
Balerno is also home to Malleny Garden, a remarkable oasis which since 1968 has been owned by the National Trust for Scotland and is open to the public.

Terms & Conditions
Please check your confirmation straight away. It is the customer's responsibility to make sure all the details shown are correct. If there are any problems please get back to us as soon as possible. We do not have a lift in the property.
COVID 2020: We have withdrawn daily room servicing as per govt recommendations to better protect guests and staff. If you require fresh towel please advise us directly and we will deliver to your door and leave a bag for collection of used towels. If you require bottled water, cups, refreshments replenished again please let us know and we will arrange delivery to your door.
Smoking policy: smoking is not allowed in any of our bedrooms or anywhere inside the building. Damage caused or cleaning required as a result of smoking in bedrooms will be charged at a minimum of £150.
Fire brigade and hotel owner call out as a result of smoking carries a £500 fixed charge. Damages will be assessed and billed as required with no limit for malicious or negligent damage to our property.
Damages, breakages & anti-social behaviour: please respect our accommodation. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages or damage but we will send an invoice for repair if the damage or breakage is significant. This includes extra cleaning costs & loss of revenue, if we are unable to re-let your room the night following your stay.
Arrival: check in is between 4pm and 10.30pm. Please let us know if you plan to arrive after 11pm so we can make suitable arrangements. We do request a £20 charge which will allow you an early check in (before 4pm) or a check in out-with business hours (after 10.30pm). We will also charge £20 per hour for a late check out (after 10am).
While we always try our best to have each room ready as early as possible for guests, we cannot guarantee room access until 4pm each day. The hotel reserves the right to change your room if circumstances dictate that the room is non-operational. We do not guarantee specific room requests, but we will do our utmost to accommodate you.
Dining: we always recommend pre-booking a table to dine with us in the evening. We do get very busy over the weekends and throughout the Summer, so to best ensure you have your preferred time slot, please contact us or simply book online www.balernoinn.co.uk as soon as possible.
Breakfast: is free of charge, and is served from 7am - 10am from the first floor self service . Please pre-advise us if there are any dietary requirements to note for breakfast.
Departure: please be ready to leave your room by 10am on the day of departure. Please be sure to leave your room key in the room door or at the bar as you depart.

Payment Policy
We require full payment for your entire stay at the time of booking.
Cancellation Policy
Amendments can be made to your reservation up to 12 noon 2 days prior to arrival, when our cancellation policy comes into effect.
Any cancellations made after this period will be charged at 100% of the first night’s stay. All non-arrivals will be charged at 100% of the first night stay.
