Terms & Conditions

Our gorgeous venue allows guests to come and go freely via a dedicated and secure side door and alongside a secure garden access gate. The venues operating hours are displayed on our webpage though we reserve the right to alter these seasonally and or as business volumes dictate. Outside of our operating hours our venue works similarly to airbnb venues.
Please check your confirmation straight away. It is the customer's responsibility to make sure all the details shown are correct. If there are any problems please get back to us as soon as possible. We do not have a lift in the property.
We no longer service rooms as a matter of course. This is driven by our desire to part of the solution regards environment protection. Our pricing model reflects the withdrawal of this service. We will not enter your room unless you request to do so.
If you require fresh towel please advise us directly and we will deliver to your door and leave a bag for collection of used towels. If you require bottled water, cups, refreshments replenished again please let us know and we will arrange delivery to your door.
We reserve the right to ask for photographic id to prove Inn guests are 18 years old or over.

Smoking/ vaping policy: smoking and or vaping is not allowed in any of our bedrooms or anywhere inside the building. Damage caused or cleaning required as a result of smoking in bedrooms will be charged at a minimum of £150.
Fire brigade and hotel owner call out as a result of smoking and or vaping carries a £500 fixed charge. Damages will be assessed and billed as required with no limit for malicious or negligent damage to our property.

Damages, breakages & anti-social behaviour: please respect our accommodation. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages or damage but we will send an invoice for repair if the damage or breakage is significant. This includes extra cleaning costs & loss of revenue, if we are unable to re-let your room the night following your stay.

Arrival: check in is between 3pm and 9.00pm. Please let us know if you plan to arrive after 9pm so we can make suitable arrangements which will typically incur a charge. We do request a £20 charge which will allow you an early check in (before 3pm) ). We will also charge £20 per 30 mins for a late check out (after 10.00am).
While we always try our best to have each room ready as early as possible for guests, we cannot guarantee room access until 4pm each day. The hotel reserves the right to change your room if circumstances dictate that the room is non-operational. We do not guarantee specific room requests, but we will do our utmost to accommodate you.

Dining: we always recommend pre-booking a table to dine with us in the evening. We do get very busy over the weekends and throughout the Summer, so to best ensure you have your preferred time slot, please contact us or simply book online www.balernoinn.co.uk as soon as possible.

Breakfast: is provided free of charge by the hotel, and is available to collect from the self service area on the first floor. Consumption is in your accommodation. Please pre-advise us if there are any dietary requirements to note for breakfast, we will do our best to accommodate.

Departure: please be ready to leave your room by 10am on the day of departure. Please be sure to leave your room key in the room door or at the bar as you depart.

Payment Policy

Flex bookings, we reserve the right to pre authorise your payment card prior to arrival. We will always collect payment within the 72 hours prior to arrival.

Advance no refundable rates are payable in full at point of booking.

Cancellation Policy

We highly recommend travel insurance which offers cover that fits your needs, such as pandemic protection.

Amendments can be made to your reservation up to 10am 3 days prior to arrival, when our cancellation policy comes into effect.
Any cancellations made after this period will be charged at 100% of the first night’s stay or 60% of the total stay value, whichever is greater.
All non-arrivals will be charged at 100% of the stay
