Terms & Conditions

All deposits are due at time of reservation. Deposits are non-refundable if reservation is canceled more than 14 days from the date of scheduled arrival. Refunds will not be given for bad weather.

Guests are financially responsible for replacing any damaged or stolen property belonging to Barrett’s Resort and Marina. The Resort has 7-days from the date of check-out to assess the damages and charge the card on file with any cost for damaged or stolen property.

Barrett’s Resort and Marina is a family-friendly establishment. Any behavior deemed disruptive by Resort staff and/or other guests will be grounds for removal from the property. No portion of stay will be refunded due to removal for disruptive behavior.

Barrett’s Resort and Marina is not responsible for any lost or stolen property left on porches of cabins, around the pool, or on boats/boat docks. Any personal property left in the open is the responsibility of the guest.

Failure to agree to these terms and conditions will result in failure to reserve a cabin for any length of stay.

DOG AGREEMENT

Totten’s Landing, LLC dba Barrett’s Resort and Marina is a private business and therefore is not legally required to accept any animal that is not licensed as a service animal. In choosing to allow dogs, we are also able to dictate the policy for which we will agree to allow dogs to stay on our property. It will be required of the Guest to sign this agreement prior to being allowed access to their cabin. We encourage guests to call us with any questions or concerns regarding our policy.
1. Totten’s Landing, LLC will only accept dogs in our property. No dog should exceed 40lbs in weight.
2. There may only be 1 dog per cabin, and the guest must sign a Dog Agreement at the time of check-in. Failure to agree to and sign the Dog Agreement at check-in will result in the cancelation of the guest’s reservation. Per the Cancellation Policy, deposits will not be refunded.
3. Dogs are not allowed inside the fenced area of the pool at any time during their stay.
4. Guest agrees to pay a pet fee of $20 per night for every night the pet is a guest at the Resort.
5. Guest agrees that they are solely responsible for the upkeep of their pet, and agree to keep their pet under control at all times.
6. Guest agrees to keep their pet on a leash when it is outside of their cabin.
7. Guest agrees to adhere to local ordinances, including leash and licensing requirements.
8. Guest agrees not to leave their pet unattended for any period of time. Leaving a pet unattended could be cause for immediate removal.
9. Guest agrees to clean up after their pet and to dispose of their pet's waste properly and quickly.
10. Guest agrees not to leave food or water for their pet or any other animal outside their dwelling where it may attract other animals.
11. Guest agrees to keep their pet from being unnecessarily noisy or aggressive and causing any annoyance or discomfort to other guests. Failure to calm the pet could result in removal from the property.
12. Guest agrees to pay for any damage, loss, or expense caused by their pet. Owner has 7 days to mail a letter to Guest detailing any damage or loss of property with the amount to repair and a request for payment of documented damages. Guest is expected to pay in full within 30 days of the date of checkout. Guest could also be asked to pay for loss of business caused by the closure of their cabin to make necessary repairs.
13. WE UNDERSTAND WE CANNOT DENY A SERVICE ANIMAL. Service animals will not be held to this policy. However, we exercise our legal right to have removed any Service Animal that is not acting according to standard “Service Animal” behavior (barking, attacking, growling, etc.). Reference § 35.136 Service animals in the ADA Compliance Guidelines.

Payment Policy

All deposits are due at time of reservation.

We accept Visa, MasterCard, Discover and American Express as payment.

Any returned checks will have a $40 returned check fee added to the amount due to resort for deposits or payment.

Deposits are non-refundable if reservation is cancelled within 14-days from the date of scheduled arrival. Refunds will not be given for bad weather.
