Blue Horizon Lodge was built after WWII by returning veterans' as individual summer cottages before skiing became popular in the 1950's and yes even prior to televisions being a staple in every home. We have maintained its' rustic charm with modern conveniences - a standard cottage has a living room , wood burning fireplace, flat screen t.v., a comfortable place to sit , a kitchen with a stove and microwave, refrigerator , coffeemaker, a place to sit and eat , and all basic needs. Bathroom has a shower, blow dryer, eco-friendly soap & shampoo dispensers , bathmat , a bedroom comfortable bed(s), lamp , and a place to hang your clothes.
A seasonal pool ,picnic / b.b.q. area, ping pong table , and volleyball.
We are located 3 miles east of the dam on Hwy. 330, 200 yards from the lake for your boating and fishing pleasure , 1.3 miles east of the Village, and 3.8 miles from the slopes. Close to the many activities our mountain community has to offer from Biking to Zip Lining!

Our Polices supersede all others, please note there is a refundable security deposit required upon check-in (conditions met) , selected cottages only and all cottages are Non-smoking and this includes cigarettes, cigars, vaping and hemp .

We have a two day cancellation policy , please see our website for ALL Polices. If you have non-registered guests upon check-in we will ask these guests to find other accommodations as we must follow Fire and Safety Codes .Travelers Insurance is recommended .

Cottages are more complex than one room accommodations, all cottages are unattached 'Tiny" homes with a living room, kitchen, bath .and bedroom(s) We take pride in and strive to make it perfect for your stay both clean and comfortable

AGE REQUIREMENT :Principal renter/tenant must be 21 years of age or older, cottages principal renter/tenant is defined as the person reserving and paying for the security deposit/rental fees and is responsible for all guests staying at the property during their stay. Photo ID and credit card which reservation was made will be required upon check-in .

When making a reservation please count ALL person(s) over the age of 18 months or 1 1/2 years. Only 1 child UNDER the age of 18 months or 1 1/2 years of age is free per cottage.
HERE IS A EXAMPLE : You booked a cottage for TWO and ARRIVE WITH TWO ADULTS AND TWO CHILDREN OVER THE AGE OF EIGHTEEN MONTHS !! YOU HAVE NOT BOOKED THE PROPER COTTAGE FOR YOUR FAMILY TO STAY IN THAT COTTAGE YOU NEED A LARGER COTTAGE !!
As we must adhere to Fire Codes .*** If you arrive with unregistered guests or children over 18 months that you have NOT REGISTERED WHEN BOOKING : we have a couple of options : If a larger unit is available we will up grade you for the difference ,or we may not be able to accommodate you and all monies paid will be FORFEITED ! THIS WILL BE STRICTLY ENFORCED !! If prior to arrival you have any questions please contact us at (909)366-0089 as soon as possible.

PROPERTY CHECKS ;You, the tenant, are financially responsible for any damages, excessive cleaning, done to the cottage during your stay. If you notice any damage or anything out of the ordinary, please contact us within 1 hour of your arrival at (909) 366-0089. Please advise within this time so that you are not charged for any prior problem .

CHECK-IN /CHECK-OUT ; NON-Holiday Check-in time is 3:00 p.m. and check out time is 11:00 a.m. during Non-Holiday periods . BHL does a walk though prior to your arrival to insure inspects all rental in preparation for your stay. Early check-ins can dramatically affect our quality standards and we will make an effort to facilitate your request if possible, but is not guaranteed. Late check-outs (by 12 00 p.m.) require a phone call the day before your departure. We will do our best to accommodate your request if available .
NO early check-ins or late check-outs are available during the winter holiday season or on holidays. Additional charges for late check-outs: $100 to $399 and you will still be required to vacate premises . Late check-ins can potentially affect the quality of your stay and our service. If you are arriving very late at night it may effect , snow removal, with an additional charge after 9:30 p.m. of $100 minimum . No credits will be given to parties that arrive late and experience difficulties.

If you wish to have a early check-in after other guests have checked out there is an additional fee of $ 50 per hour , as we will make your request Top priority above other cleaning. Please be advised this will be in addition to all other fees.

PARKING: Each cottage has a limit of 1 free parking space for smaller cottages and 2 for larger cottages, that are exclusive to that rental . Parking on the Blacktop only. Per the city ordinance, there is NO parking on the street. If you don’t park on the blacktop your vehicle maybe towed. You must register your vehicles at time of check-in. Any vehicles not registered are subject to tow at vehicle owners’ expense. No motor homes. Boats trailers, or campers are allowed to park on premises. If you have additional vehicles we will NOT be able to accommodate parking .

SECURITY DEPOSIT : Amount varies for each unit . Most refundable deposits are $199 to $500. We inspect each property before and after each reservation. Your deposit will be returned to you within 15 days after your departure , HOWEVER, it usually only takes up to 10 days, if there are no damages ,missing broken items or excessive cleaning . If there is damage, we will call/email and inform you of the problem and work with you to solve it as quickly and easily as possible. Deposits are returned the same way they are paid. We will return the deposit back to the first credit card used, if we are unable to refund the first card for any reason the system will then go to the next payment. Keep in mind financial institutions limit refunds either 60 or 90 days from the original payment. If we can not refund your credit card we will send you a check. To help ensure no excessive cleaning dispose of trash, move furniture back to proper place , do dishes leave in drainer , and leave in the same basic condition as It was on arrival.

SUPPLIES :Each cottage has minimal supplies. Blue Horizon Lodge supplies bath towels, bed linens,2 toilet paper, 1 per towels, trash bags, cleaning cloth ,shampoo, conditioner or shower soap. AMENITES : Are not guaranteed and subject to change . Our cottages are privately owned . Blue Horizon Lodge strives to make sure cottages and amenities are in good repair, including window screens, and internet, TVs, light fixtures, etc. Kitchen appliances vary with each cottage and may be older or in repair. Please allow additional time to chill food in refrigerators due to them being empty prior to your arrival. Barbeque grills may be cleaned by tenant Cottages do not provide a land-line phone. Cell phone service varies due to area topography and cottage location.

OTHER :
Allergies – As we do our best to keep all cottages Non-pet friendly. We cannot guarantee that cottages do not contain a non-allergenic atmosphere.
BBQ – Some grills are propane and propane tanks cannot be filled between rentals. Tenants are welcome to exchange the propane tanks out themselves if they wish. The local Walgreens and Kmart both provide an exchange program. We will reimburse you for the cost of the propane if you choose to do this yourself. A receipt of purchase is required to be turned in and the refund will be issued with your security deposit. NO BURNING WOOD IN BBQ

INSECTS AND ANIMALS –However, you should realize that they are a part of a mountain environment and must be tolerated to some extent. Big Bear is a mountain environment surrounded by A National Forest , it is possible you may encounter : mice, woodpeckers, raccoons, squirrels, gophers, bears and bats, among others. From time to time guests may come across one of these animals either alive or dead, inside the home or outside the home. Common insects include ants, spiders, moths and flies. Insects can move very quickly when a home is left empty, even overnight and spider webs, dead insects or live ants are possible. B.H.L. inspects every prior rental to your arrival but cannot guarantee the cottages will be free of all pests . But we will continue to check to diminish this possibility . Credits will not be given to any tenant if an animal is found on the premises or near the premises alive or dead or if there are some insect issues. Please call us immediately if you encounter an issue and a staff member will come to the home. We also provide each unit with a spray bottle of a natural repellant which does also help. Please do not leave food crumbs etc, around in living areas of cottage . B.H.L. will take every important step to repair amenities in a timely fashion. Big Bear is no exception when it comes to having little creatures such as bugs, spiders and mice. We make every attempt to control these pests but they can be stubborn and reappear within days. If you have any problems with them while in the unit, call and we will attempt to minimize the problem. However, you should realize that they are a part of a mountain environment and must be tolerated to some extent

WI-FI; We offer Wi-Fi but due to our location the signal may not always be strong . Security is not guaranteed , you will not receive compensation for an amenity which you are not charged . We WIFI is Blue Horizon Lodge - Guest and the password is "Cabinfever"

CLEANING :Your deposit is subject to be charged if excessive cleaning is required . Please wipe up or soak up any spills immediately. Tenants are required to remove their own trash, including kitchen, bathroom, beverage cans, cigarette butts, etc.

SNOW REMOVAL : Snow plows are dispatched only after 4-6 inches of accumulation has occurred and removal is based on city and snow removal company’s schedules and routes. ‘Cabin Fever ‘ is supplied with one shovel to allow access to the property. City plows may inadvertently leave a small snow bank across the driveway which may obstruct access to the house until removed by the tenant. Issues or delays may arise if snow fall occurs close to your arrival or check-in, so please watch the weather to be prepared. Tenants must understand that snow is a normal part of our community , that snow removal during cottage stay and that no credits will be issued due to inconvenience or issues. Please call B.H.L. if we can be of assistance . Snow is a desired mountain seasonal climate incidence during the winter months.

FIREWOOD : Is available for sale the front office -and from December 15th thru March 1st we include a some firewood upon arrival . We NO longer allow wood from outside sources - because we have had past guests damage our 70 year old hearths . If you still decide to do so , there will be an additional $50 fee -plus if any damages that occur , and an additional cleaning fee of $35

Housekeepers will clean fireplaces and remove ashes ..

CANCELLATION AND BOOKINGS : A security/damage deposit is due at time of arrival . The reservation will be charged within 48 hours of booking If booking directly with us , by phone -half will be charged and balance is due immediately upon booking prior to your stay/reservation. Properties are subject to be released for re-booking if full payment has not been received within the said time frame. All payment arrangements other than what is described here must have supporting written documentation. No refunds will be issued for reservations made less than 48 hours.

If you need to cancel your reservation, call B.H.L. right away as well as booking site . Sporadically cottages can be re-booked in which case the fee will be equaled to a one nights stay minimum but is not guaranteed and you would be responsible for the full security/damage amount charged. NO REFUNDS FOR UNUSED NIGHTS or early check-outs. Rain checks will be given if all road access to Big Bear Lake are closed at the same time and you cannot make it to your reservation.
Phone reservations must be paid within 24 hours by credit card, No personal checks will be accepted. Please check with the office regarding minimum day requirements.
Formal Quotes are issued by email and will be honored for 24 hours You must request a formal quote to lock in a price which will include the house, booking dates and cost. Phone conversations, verbal quotes and email threads will not be honored as formal quotes. We cannot guarantee the accuracy of rates that are more than 60 days out. Please call for verification.

B.H.L. reserves the right to cancel any booking at any time for any reason. If B.H.L. suspects that the renter will be in violation of the city ordinance either by occupancy or cars allowed, we reserve the right to cancel your booking prior to your arrival or if you have already arrived, forfeiting monies paid. Over occupancy will result in immediate eviction with no refunds will be given and ALL monies including security deposit. B.H. L. will not tolerate any gathering that even briefly violates the city ordinance. Bookings cannot be guaranteed for any reason. Please call to verify if bookings over 60 days can be made. Renters are 100% responsible for any fees or penalties related to downloading of music, movies, pay per view, etc to the cottage during their stay. Each renter is responsible for their guests. This also includes any fees related to copyright violations.

ITEMS LEFT BEHIND: If you leave a personal item behind, there will be a $20.00 minimum additional charge for postage & handling. Be sure to carefully check for your belongings before you leave. If it is an expensive item will consciously try to reach you by phone .

UPON DEPARTURE : Leave the cottage in the same condition as when you arrived so the next guest may also enjoy a pleasant stay.

5. Leave any parking space markers along with keys at the front desk or drop box located by office door (extra fees applied for lost passes, keys)
6. Close all windows and lock up when you leave
7. During Winter months leave Heat ON and at 60 DEGREES

CLEANING : Each rental at BHL is professionally cleaned and restocked prior to your arrival. However, you are expected to tidy up after yourselves before you check-out. Remove ALL trash and taken to dumpster located on site. Clean and put ALL dishes away.

TRASH REMOVAL PUBLIC WASTE SITES :Big Bear does not provide trash removal for rentals. Therefore, you must remove all of your trash. Renters are required to take their trash to the dump site for private home and dumpster located on site at BHL . Failure to take trash to the dump sites will result in a minimum fee of $30 per bag. If you wish, you may pay for trash removal service. Call for pricing – based on occupancy and cottage size.

CLEAN BEAR TRASH SITE : West on Big Bear Blvd and Across from the City Hall / Performing Art Center. Clean Bear Trash Site #2 is in the parking lot of the auxiliary fire station

TRAVELERS INSURANCE : Is highly recommended for ALL your vacation plans. You never think you need travel insurance until an unexpected event occurs. It doesn’t have to be costly, but sometimes it’s worth the few extra dollars to be safe

RAINCHECKS will be issued Rain checks: Are good for one year from the date of issue with advance reservations. . They are to be used for the rental that the original reservation was made. Dates can differ, if there is a difference in cost, the lodger will be expected to pay the difference. There will be no refunds of any dollar amount if lodger decides to use rain check during another season. Reservations are based on availability at time of request and we do not guarantee a reservation. Rain checks cannot be used for any holiday periods. It is the accountability of the lodger to obtain other reservation dates as well as be responsible concerning the expiration date or the rain check. All reservations held using a rain check will be expected to pay a regular deposit at time of check-in. In addition, all rain check reservations will be subject to all provisions as set forth in our rental agreement and policies. All Rainchecks subject to availability.

UNREGISTERED GUESTS ;Due to Occupancy and Fire and Safety Laws when making a reservation - Please included all children and adults when making a booking. We don not wish to cause an inconvenient dilemma upon arrival for our guests. For example : If you book a cottage for two and on arrival you have four , if we have an available cottage we will be happy to move the extra guests to another cottage. If due to occupancy we are unable to do so one of following will occur: 1) You will be ask to find other accommodations for the additional guest . We will be happy to help with this if possible ! 2) We will ask you to vacate and you the guest will forfeit all monies paid . We do not wish to do this ever !

SERVICE ANIMALS ; Sorry, we do not accommodate animals of any kind.

PLEASE NOTE : Your full monies paid will be forfeited and you will be asked to vacate the premises without refund if any of the following occurs:
* Unregistered in rental (including children All guests must be registered upon check-In,
* Any kind of smoking in unit (all units are non-smoking)
*Having pets in a non-pet friendly unit or excessive barking
* Illegal drug use of any kind Disturbing the peace or the safety of other guests

POWER OUTAGES ; Are another part of life in the mountains, especially in the winter EACH COTTAGE IS PROVIDED WITH A FLASHLIGHT . Most units will maintain their heat because they are NOT forced air but wall heaters .
. If we are alerted to a problem we will do our best to help minimize or alleviate the issue in a timely manner.
We will not offer additional compensation for an inconvenience that was addressed expeditiously. Your cooperation will be greatly appreciated.

HOUSEKEEPING : Is offered daily signs must be hung out between 11:a.m. and noon . Housekeeping is NOT permitted to clean where personal items are . Nor do they do dishes ,fold clothes, pickup dirty clothes, put away any personal items . If you wish dishes washed during your stay and there will be a charge of $ 35

We will NOT be held accountable for any delays or inconveniences caused by severe weather. We cannot be held legally responsible for any circumstances beyond our control including power outages

Payment Policy

Payments must be made within 24 hours of reservation - Guest will be notified and must responded with a valid credit card or will be considered void within 24 hours of invalid credit card notification .
SECURITY DEPOSIT : Amount varies for each unit . Most refundable deposits are $199 to $500. We inspect each property before and after each reservation. Your deposit will be returned to you within 15 days after your departure , HOWEVER, it usually only takes up to 10 days, if there are no damages ,missing broken items or excessive cleaning . If there is damage, we will call/email and inform you of the problem and work with you to solve it as quickly and easily as possible. Deposits are returned the same way they are paid. We will return the deposit back to the first credit card used, if we are unable to refund the first card for any reason the system will then go to the next payment. Keep in mind financial institutions limit refunds either 60 or 90 days from the original payment. If we can not refund your credit card we will send you a check. To help ensure no excessive cleaning dispose of trash, move furniture back to proper place , do dishes leave in drainer , and leave in the same basic condition as It was on arrival. If a security deposit is paid by cash we have 14 days in which to mail if applicable .
