TERMS & CONDITIONS

***Please note this is a Private Ranch residence, this is not a resort, and resides on a natural desert oasis habitat.***

Rental Rates are quoted in U.S. dollars (USD) per home per night and are based on the occupancies set for each home (Crown Villa 6 occupants; Anja Adobe 6 occupants; Hara House 6 occupants). Additional guests are charged at $100 per person per night. Cleaning fee, taxes and other guest services are not included. Cleaning fees: Crown Villa: $450 Hara House $250 Anja Adobe $250 All rates are subject to change without prior notice. Reservations are confirmed by payment of 50% of the room charge. The balance is due 15 days prior to arrival. Payment in full is due if booked within 15 days of arrival. The charges will appear as two separate charges - 50% of the room fee, and the balance due including cleaning fees, pet charge (if pets), TOT taxes of 13% and credit card surcharge of 3.5% A $500 security deposit authorization is charged at check in, may be more depending on length of stay, please inquire. A valid id must be presented at time of check in along with the credit card. No cash accepted onsite.

Check-In/Check-Out: There is no elevator and no bellhop, please pack accordingly! Check-in time is: 4:00pm PST Check-out time is 11:00am PST, Late Check-out is subject to charge please check with property if it is available.

Must be 21 to check-in with a valid picture ID & credit card; with final payment we will take a security deposit hold authorization of $500.00, may be more depending on length of stay. Damaged or missing items from rooms post check out will be charged to your security deposit on file. These include but are not limited to remote controls, bathrobes, linens, pillows, mugs, room key, books, etc., Please inquire if you have any questions or concerns about this policy. If no additional charges are incurred, we will release the hold on departure date, please allow 3-5 business days for the hold to release.

Advance Deposit:
Rental reservations are guaranteed with an advance deposit at time of booking. The amount of the advance deposit is subject to the first night rate plus tax for any room rate, package, or promotion you reserve. Some holidays, events, specials, or promotions may have modified deposit policies. Group deposits are different, please inquire for details. Please thoroughly review the rate details, terms, and conditions at the time of booking.

Taxes: Rental rates, pet fees and cleaning fees are subject to a 13% local cities travel and tourism taxes. Tax rates are subject to change without notice and any increase will be passed on to the guest.

Hara House and Anja Adobe includes 24/7 access to Mineral Soaking Pool at Yerxa Town spa area, Crown Villa has exclusive access to the pools behind the unit, and the indoor lap pool /gym. Parking, Hiking Trails directly from your home rental.

Cancellation/Change Policy: Changes or cancellations must be by 5:00PM PST 15 days prior to arrival to receive a full refund. Non-refundable if cancelled less than 15 days prior to arrival. Non-refundable rates are excluded and is non-changeable after the time of booking. Additional policies apply to group reservations or for reservations of three or more rooms.

Payments: We accept Visa, MasterCard, American Express and Discover credit cards. We do not accept Third Party Credit Cards currently. At check-in Guest must have valid picture ID & matching Credit Card. Credit cards are charged 3.5% courtesy fee.

Pet Policy: We allow most dogs, upon request for an additional $100.00 per dog. The animals are never allowed to walk off leash, they may never be left inside or on the property unattended. They are allowed to swim in the shared ponds on property upon request.

Items left behind and requested to be mailed will incur a minimum charge of $15 and may take up to 30 days to receive. We apologize for any inconvenience. To avoid this, please be sure to thoroughly check your room for items that are of value to you prior to your departure. Anything left after 30 days will be properly disposed of.

Other: We reserve the right to charge for any damage to or removal of items from the premises and/or unusual cleaning.
All photo shoots and filming are subject to advance approval by the owners. At least seven days advance written notice required prior to any personal or professional photo shoots. No closed-door filming allowed. Additional fees apply. In other words, you may not simply reserve a room for a photo shoot or filming. This also applies to Day of events such as weddings. A liaison designated by the Bubbling Wells Oasis will be assigned to monitor all photo shoots and filming. Please call us at 760.289-5128 for further details. A separate contract is required.

A valid id must be presented at time of check in along with the credit card used to reserve online, credit card & ID must match. No cash accepted onsite. Guest reserving must be at least 21 years old, and all guests must be either 21 years or older, or accompanied by a parent or designated adult guardian.

We accept Visa, MasterCard, American Express and Discover credit cards. There is a 3.5% surcharge for the credit card fee.

We do not accept Third Party Credit Cards currently.
