This property is privately owned and management reserves the right to refuse services to anyone. We will not be responsible for loss of money, jewelry or valuables of any kind. This is a NON SMOKING property.
The use of the pool is restricted to registered guests ONLY !!
Our pool is seasonal outdoor. Please check with the property directly for the dates of opening and closing for each year.

WE DO NOT PROVIDE DAILY HOUSEKEEPING to guest staying less than 3 nights.
Guests staying more than three nights should contact the front desk to make arrangements
with housekeeping.
Trash removal, towels and amenities will be provided daily.

- All rates are subject to state and local taxes ~ All rates are subject to change without notice.
- Holidays are subject to Peak Season Rates.
- You will be responsible for any damages to your room or furnishings during your stay.
- STANDARD ROOMS DO NOT HAVE A MICROWAVE AND REFRIGERATOR.

No Pets Allowed on the Property, period!

You must be 25 years of age to check into this property.
We do not rent to local residents within a 75 mile radius of Franklin, North Carolina.

THERE ARE NO REFUNDS FOR EARLY DEPARTURES.
All guests in your party must be registered at the time of check in.
Maximum guests in a King Deluxe room is (2) ADULTS ONLY!
Maximum guests in a Standard Double room is (4) extra charges apply after the second person.
Maximum guests in a Superior Double room is (4) extra charges apply after the second person.
Maximum guests in a Family room is (4) extra charges apply after the second person.
Maximum guests in the One Bedroom Cabin is (2) ADULTS ONLY !
Maximum guests in the Two Bedroom Cabin is (6) extra charges apply after the fourth person.

THIS PROPERTY OBSERVES QUIET HOURS FROM 9:00 PM TO 8:00 AM !!!!

All of our rooms are completely PET FREE and NON-SMOKING! We hold the right if we find any evidence or believe that any of our guests have pet's or have been smoking in any of our rooms, we will add $250.00 to the bill for the expense to us for loss of earnings, dry cleaning of curtains, bedding, and carpet cleaning, etc. If the guest is part way through a stay they will be asked to leave the premises with no refund being given. 

This statement is due notice of these charges and no discussion will be entered into on this matter.

Cancellation Policy

Cancellation Policy: SEE ROOM TYPES LISTED BELOW.

> LOG CABINS - ARE NON-REFUNDABLE, FULL AMOUNT OF RESERVATION TOTAL TO BE CHARGED AT TIME OF BOOKING.

> STANDARD GUEST ROOM - Cancellations must be made before 12:01am 2 Days prior to arrival to receive a refund. Cancelations made after the 48 hour window will be charged 100% of the total reservation. (early check outs are NON REFUNDABLE).

> SUPERIOR GUEST ROOM - Cancellations must be made before 12:01am 2 Days prior to arrival to receive a refund. Cancelations made after the 48 hour window will be charged 100% of the total reservation. (early check outs are NON REFUNDABLE).

> DELUXE KING ROOM - Cancellations must be made before 12:01am 2 Days prior to arrival to receive a refund. Cancelations made after the 48 hour window will be charged 100% of the total reservation.(early check outs are NON REFUNDABLE).
