The Willows is a 13 bedroom recently renovated regency guest house situated in the heart of Kemptown, within a two minute walk are an abundance of bars and restaurants and the Palace pier is only 200 meters away. We offer 13 Boutique style rooms in the format of 8 double bedrooms, 4 of which have beautiful sea views. 4 single rooms and 1 twin room. All rooms are ensuite and are inclusive of tea & coffee making facilities and flatscreen televisions.
The hotel does not supply any form of catering facilities, However there is a great cafe (opens at 8am) less than 50 meters away with a strong selection of breakfast options.
Irons and Ironing boards are available upon request.
There is a fully staffed reception between the hours of 11AM - 19:00
We have a comprehensive C.C.T.V. system fitted to ensure guest security.

Liability - Guests’ liability for their account is not waived and guests agree to be held personally liable in the event that any indicated person, group, company or association fails to pay all or any charges incurred.
Damage to hotel property - We reserve the right to charge guests the cost of rectifying damage, caused by the deliberate, negligent or reckless act of the guest to the hotel’s property or structure. Should this damage come to light after the guest has departed, we reserve the right to make a charge to the guest’s credit / debit card, or send an invoice for the amount to the registered address. We however make every effort to rectify any damage internally prior to contracting specialists to make the repairs, and therefore will make every effort to keep any costs that the guest would incur to a minimum.
Removal of hotel property - We reserve the right to charge guests the cost of replacing any items that are removed from the premises by them without consent. The charge will be the full replacement amount of the missing item, including any carriage charges. Should the fact that the item is missing come to light after the guest has departed, we reserve the right to make a charge to the guests credit / debit card, or send an invoice for the amount to the registered address.
Tampering with fire detection systems and fire fighting equipment - We reserve the right to take action against any guest found to have tampered / interfered with any fire detection equipment throughout the hotel, including detector heads in public areas the bedrooms, break glass points and fire extinguishers. Guests found to have tampered with any fire detection or fire fighting equipment will be charged with any costs incurred by the hotel due to their actions and additionally may be asked to leave the hotel. Depending on the severity of the guests actions, the police may become involved at the hotel’s discretion. Should the fact that fire fighting or detection equipment had been tampered with come to light after the guest has departed, we reserve the right to make a charge to the guests credit / debit card, or send an invoice for the amount to the registered address.
Inappropriate behaviour - It is the hotel’s policy that all our guests have the right to be treated with dignity and respect and as a responsible host we believe that we have a duty to our guests to protect them from inappropriate behaviour. Should any actions by a guest be deemed inappropriate by the duty manager, or if any inappropriate behaviour is brought to the attention of the duty manager, the hotel reserves the right, after any allegations have been investigated, to take action against the guest. Depending on the severity of the guests actions, the Police may become involved at the hotel’s discretion, or guests may be asked to leave the hotel.
Smoking Policy - This is a non smoking hotel. Guests found to be smoking in their bedroom, will be charged £50 to deodorise and clean the room in question. This is exclusive of payment for the room which will also be lost if you are asked to depart the room. Guests are responsible for any other persons in their room.
Lost / Damaged property - Should any guest loose any belongings during their stay or incur damage to their property, the provision of the Hotel Proprietors Act 1956 will apply, a copy of which is displayed in reception. If we find any lost property, we will make every reasonable effort to locate the owner and return it, but if we cannot locate the owner and an item is not reclaimed with 28 days of the guest’s departure it will be disposed of by the hotel.
Keys - It is the responsibility of the guests to return all their room keys which have been signed for. Lost or damaged keys are charges at a rate of £30 per key.
Unchecked-in guests - No visitors are allowed into the hotel from 9pm until 10am or an unauthorised guest charge will be incured. All unauthorised guests will be billed at £50 per person per night.
Check-in / Out times - These times can be found stated on your booking. Any early arrival or late departure can be arranged for a nominal fee.
Vehicles - All vehicles are parked at the owners’ risk. Should a problem occur with a vehicle on hotel property, the hotel cannot accept any liability. If a vehicle is left without the written consent of the hotel, the hotel reserves the right to remove the vehicle at the owners’ expense.
Group Bookings - With group bookings all individuals are joint and severally liable for any damage caused by any individual member of the group. An instruction, direction or advice given to one member of the group is deemed to be given to all. A one out all out policy is in operation within this building.
Nothing in these terms or conditions shall limit or restrict the guests’ legal rights as a consumer. Advice concerning such rights may be obtained from Citizens Advice Bureau.
All payments to be made on the same day of booking.
Cash payments are only accepted when accompanied by a valid credit card or a further £50 cash deposit that is returned upon departure.
