Terms & Conditions

We are a nonsmoking property for reasons of health, safety and comfort for all of our guests. Guests who violate the policy and smoke in the rooms or on the balconies are subject to a minimum $200.00 charge for returning the room to smoke free status and agree to being charged by accepting this policy. We appreciate your understanding.

Free parking is available to all our overnight guests.

All guest rooms are located on the second and third floor. There is no elevator and no bellhop. Please pack accordingly.

We reserve the right to charge for any damage to or removal of items from the premises and/or unusual cleaning.

Pet fee (small pets only) is $50.00 per pet per visit.

Items left behind and requested to be mailed will incur a minimum charge of $10 and may take up to 30 days to receive. We apologize for any inconvenience. To avoid this, please be sure to thoroughly check your room for items that are of value to you prior to your departure.

Key Policy

The safety and security of our guests is of the utmost importance to us, therefore it is very important that all keys be returned to a staff member upon checkout. If you need to leave early for some reason, there is a key drop off box by the front office to leave your key in. If the key is not returned, you are subject to a 75.00 charge. It costs us up to 75.00 to change the lock on the room.

Checking in before 1:30pm will result in a fee of $ 25.00 USD

Late Check out -
Check out 11am
Checking out after 12:30 pm will result in a fee of $ 25.00 USD

Payment Policy

Direct reservations are confirmed by payment of your 1st night in the case of a one or two night stay OR 50% of your total stay for three or more nights. This may appear as two separate charges on your statement in the case of three or more days. All other channels (e.g, Expedia , booking.com, etc.) require full payment in advance and a 15% Processing/Service fee to be collected upon time of payment.

Cancellation Policy

As we are a small independent business, cancellations affect us greatly.
Therefore, all cancellations are subject to a minimum one night room cancellation fee and are treated as follows:
• non peak days 7 full days prior to arrival date. Refund of deposit
- Peak days 30 full days prior to arrival date, Refund of deposit.
• A 30 day cancellation applies to all holidays, months of May - September and from mid December through March 15th.

EXCEPTION: Christmas and New Year weeks are paid in full, in advance, and are nonrefundable. Please be sure to acquire trip insurance in the event of unexpected illness, death or weather related emergencies as we are not able to make an exception to this policy. Additional policies apply to group reservations of three or more rooms. You will receive any refund due within 30 days.
