Terms & Conditions

Guests booking at the Grand Square must agree to our Terms and Conditions as listed below:

1. GUEST. The guest identified above is an adult and will be an
occupant of the property, located at
Grand Square
50 Livingstone Road
Perry Barr
Birmingham
B20 3LL during the entire reservation period. Other
occupants may be family members, friends or responsible adults: any
guests under the age of 22 must be accompanied by an adult. Access to
the property will be denied to anyone who is not a registered guest. Use
of the premises will be denied to persons not falling within the
foregoing categories, violation will result in immediate expulsion from
the property without a refund. Violation of any Guest policies will also
result in immediate eviction with no refund.

2. CHANGE IN THE NUMBER OF GUESTS / CONDUCT OF GUESTS.
Please inform us on any changes in the number of guests before your
arrival. Unless you've received written permission from Grand Square
Management, the property is not for gatherings at any time by anyone
except for those who have paid to stay there. There are ABSOLUTELY
NO PARTIES PERMITTED. If there is evidence of a party, excessive
noise, music, or illegal activity Guest will be asked to vacate the
premises, no refund given and a fee of £100 will be charged to the guest
card on file. This fee is in addition to any additional cleaning,
replacement costs of broken items, and repairs needed resulting from
violation of this policy. In addition, any riles or regulations of the
building violated by the guest, resulting in a fine to the property, will be
charged to the Guests credit card on file. It is the duty of each guest to
read and review the rules and regulations of the property and ensure
that all regulations are followed. Failure to do so may result in expulsion
from the property.

3. CHECK IN / CHECK OUT. Your room will be available to you any
time after 3pm on the date of your arrival. Without written permission
from Grand Square Management to arrive early or depart late, the
following fees with be assessed and charged to the Guests card on
file. In the event that a guest enters the property before 3pm on the
scheduled date of arrival guest will be charged £20. Guest will be billed
£20 per hour they remain in the property past their 11am check out on
the day of their departure. Any prior arrangements made directly in
writing with Grand Square Management will override these charges.

4. PAYMENT AND CANCELLATION POLICY. Full payment of
reservation fee is required prior to check in. If cancellation is
made within 24 hours of booking or 14 days before check in no
cancellation fee will be charged. If cancellation is made after 24 hours of
booking and within 14 days of reservation date then 100% of the
reservation fee will be charged.
You will receive a phone call from Grand Square Management to request
full payment of the reservation prior to the reservation date.
Only once full payment has been made and this contract read and email
returned to Grand Square to say you understand this contract, an email will
be sent to you detailing driving directions, how to obtain access to the
property, and some useful information about the property and room you are
renting a few days before your reservation date.

5. ADDITIONAL CHARGES POSSIBLE. The Rent collected by Grand Square
does not cover accidental or intentional physical damage caused by
guest to the property, missing items, excess cleaning, replacement or rekeying
of locks, lock boxes or damage done by additional occupants,
sanitising charges due to smoking or having pets while in the property,
or any other resultant of variations to this Rental Agreement. Guest
grants Grand Square Management the right to bill any additional charges
related to the above to the credit card number provided by the Guest.

6. PETS. Our properties do not allow any pets. If it is found that there is
a pet bought on to the premises or if complaints come from neighbours
about excessive noise, Guest maybe asked to vacate immediately with
no refund. If there if evidence there was a pet in the property there will
be a £200 fee charged to Guests credit card as well as any additional
cleaning and sanitising costs associate with removing all pet dander so
that future guests with allergies can stay there.

7. SMOKING PROHIBITED. Smoking is absolutely prohibited in the
property. If there is any tobacco smell in the property or your room there will be a
£200 fee charged to the Guest’s credit card, as well as any additional
associated costs to rid the property of the smoke smell and damage.

8. CLEANING AND HOUSEKEEPING. The property will be inspected,
sanitised and cleaned before your arrival, the rental fee you have paid
will provide for normal cleaning so that you can enjoy your stay up to
the last moment you are there. Housekeeping services are not provided
with your rental but basic housekeeping supplies are provided so you
may do your own cleaning during your stay. You are expected to leave
the property in the same general condition that you received it in by
making sure dishes are cleaned and put away, appliances left clean,
perishable food items removed from the refrigerator, and all items and
furniture returned to their original location. The property should be
generally picked up and be ready to be cleaned and sanitised ready for
the next Guest. If additional cleaning is required you will be charged £15
an hour with a 1 hour minimum: additional cleaning is considered
anything beyond laundering linens ad towels, changing beds, dusting,
vacuuming, cleaning bedrooms, bathrooms, kitchen, lounge and dining
area and putting away clean dishes. If additional cleaning requires the
use of an outside vendor (i.e. Furniture clean due to spills) Guests will
be charges the cost of that service plus a 20% administration fee.

9. LINEN SUPPLIES. The property is fully furnished and the kitchen
fully equipped. All linens including sheets and towels are provided for
your stay. If your stay of more than 7 nights, a fresh set of towels and
sheets will be replaced. A starter supply of toilet paper, soap goods,
shampoo, body wash and conditioner are provided with the room.

10. SECURITY OF THE PROPERTY. When you rent the room, you
assume responsibility for it and its contents, as well as any of your
personal belongings in the property during your stay. Always lock the
doors and windows as you leave. Lost or missing key cards will result in replacement fees of £100 per
lost key card.

11. REPAIRS. Please call Grand Square Property Manager at (+44) 0121 690 6655 to inform us of any needed repairs, we will address your
concerns as soon as possible. No refunds will be issued for
malfunctioning equipment unless it posses a safety hazard, in which
case a prorated refund will be given.

12. TELEPHONE. Whist internet Wi-Fi has been supplied for your
comfort at no extra cost, there is to be no use to the phone line in the
apartment. Should any calling fees be inadvertently charged to the
property, Grand Square Management will charge the Guest’s credit card for such charges.

13. HOLD HARMLESS Grand Square Management and/or Landlord, do not assume any
liability for loss, damage or injury to Guests, their invitees or their
personal property. Grand Square Management and landlord do not except
liability from any inconvenience arising from any temporary defects or
stoppage in supply of water, electricity or plumbing.

14. MISCELLANEOUS. This agreement constitutes the entire agreement
between the parties relating to the subject matter hereof, and supersede
all prior written/oral negotiations, representations or agreements. No
modification of this agreement shall be binding on either party unless it
is in writing and signed by both parties.
