Property Information
The Inn on Lake Champlain is a beautiful 440 acre horse farm B&B, nestled on a quiet country lane, just east of Lake George, on the western shore of Lake Champlain. Our guests retreat from the modern world to be refreshed and rejuvenated by the beauty and fresh air of the Adirondacks. We offer four rooms at very competitive rates from $90.°°-165.°°/night.
At The Inn on Lake Champlain you'll be immersed in timeless elegance; from original woodwork, lovely antiques, original and antique artwork, afternoon tea, lovely, meticulously clean bedrooms with en-suite bathrooms, beautiful quilts, luxurious cotton linens, and scrumptious homemade breakfasts.
Our bountiful breakfasts are created from our farm-fresh dairy products and eggs alongside other fine seasonal, local, natural, and organic ingredients. Guests can get an early start with coffee, tea, or espresso, homemade granola and yogurt or hot oatmeal and toppings, fresh baked bread and homemade fruit preserves, eggs made-to-order, and/or homemade pastries, and fruit (made available from 7am) or relax and enjoy the wrap-around porch until the formal breakfast is served. Breakfast is served on elegant, antique English transfer-ware, depicting historic scenes of Canton Port and New York Harbor and consists of coffee cake, scones, pancakes, chocolate éclairs, french toast, quiche, cinnamon buns, Monte Cristo, crêpes, streusel, fruit tarts, or another decadent pastry, along with fresh fruit, farm-fresh eggs, and bacon, sausage, or ham. What a start to a day of relaxation and adventure in the Adirondacks!

A service animal is a dog that is individually trained to do work or perform tasks for a person with a disability. Dogs whose sole function is to provide comfort or emotional support do not qualify as service animals under the ADA.
Service animals must be harnessed, leashed, or tethered at all times.
Damage caused by a service animal will incur a minimum $100.°° penalty, up to the total amount required to restore the property to prior condition (laying hens injured or killed by a guest’s dog are $200.°° each).
Farm Safety
We do not allow smoking, fireworks, incense/candle burning in any of our guest rooms or on the farm.
Children must be supervised at all times - guardians of unattended children (under 12 years of age) will be billed for childcare. We will not be held responsible for accidents or injuries to children left unattended.
Livestock are often territorial, competitive, and aggressive, and therefor dangerous - guests are not permitted in livestock pastures, stalls, or other housing without Innkeeper permission or attendance.

Guests are advised that our livestock enclosures are powerfully electrified to encourage livestock respect - it is dangerous to attempt to feed livestock over or through our fences and gates.
Roosters can be territorial, competitive, aggressive, and dangerous, especially to children - children are not permitted to visit fowl enclosures or coops without adult supervision. The Innkeeper will oversee children gathering eggs.
Guests are advised not to come within 40’ of the bee hives on the property.
Guests are not permitted to sit on or operate farm equipment without Innkeeper permission and guidance.

Payment Policy
We require 50% payment of the reservation by credit card upon booking, guests may book over the phone or on our accommodations page.
All bills must be settled prior to check out.
Cancellation Policy
Due to our small size, cancellations affect us significantly; give us little chance of re-booking a room despite having made preparations, including cleaning, staff and personal scheduling, and expensive food purchases.
Our guests agree to the following cancellation policy at the time of booking:
Cancellations must be received by email. Your cancellation is not confirmed until you receive a cancellation confirmation email from us.
