Welcome to the Inn On The Avenue, New Smyrna Beach’s only beach side bed & breakfast inn. This “old French country-style” cottage, containing seven charming rooms, is a wonderful choice for visitors that want to stay near the beach, ocean, shopping, nightly entertainment, fine dining, fishing and more. Widely known as a quaint beach town, New Smyrna Beach offers a wide variety of activities and events. The Inn On The Avenue is located right in the heart of all the activity!

Our bed & breakfast inn offers guests the most comfortable accommodations with all of the modern amenities. Each room contains its own bathroom. Our beds and linens are of the highest quality. Comfort, luxury and privacy abounds.

Homemade breakfast is served daily. Our dining room table is equipped with built-in griddles where some guests prefer to create and flip their own pancakes! Other specialty items are also served. Please Note: Our breakfast menu is Chef's Choice. Items are not available a-la-carte. Visit our website menu and see some of the delicious items often served for breakfast! If you will not be joining us for breakfast, please be courteous and let us know the evening prior so we can plan accordingly.

We offer self/express check-in. Arrive any time after 3pm and check in without any hassle. Call us on the day of your arrival. We'll set it up and text you the details! Early and late check-in/out is available. Just let us know your needs.

Terms & Conditions

No-shows: Not showing up for your reserved booking will result in forfeiture of the total payment. No exceptions.
There is a $25.00 Cancellation fee for any reservation.
CANCELLATION POLICY IS 7 DAYS PRIOR TO RESERVED DATE. ALL OTHERS WILL BE RESPONSIBLE FOR CHARGES UNLESS WE ARE ABLE TO SELL YOUR ROOM.

Payment made with credit card will incur a 3.5% charge. Checks and cash are accepted as alternative payments.

Check-in / Checkout: Check in is at 4:00 p.m. You’ll receive an email 2 days prior to your arrival with entry and check-in instructions. Checkout time is 11:00 a.m. Guests are responsible for the full length of the reservation, regardless of the actual nights spent at the Inn on the Avenue.

Room Rates: Room rates are quoted based on double occupancy, include a full gourmet breakfast. All rates are subject to applicable taxes. Maximum per room occupancy is two (2), however, a roll-a-bed is available upon request. There is a $30.00 extra person charge applied per night.

Family / Friends may join guests for breakfast based upon availability for an additional charge of $20 per person per day. Please notify us as soon as possible when guests will be joining you for breakfast.

Parking: Parking for guests is limited to one car per room. If bringing more than one vehicle, please find public parking for additional vehicles.

Holidays, Special Events and Weekends: During certain holidays, special events and weekends (Friday & Saturday), we may require a two-night (or more) minimum stay. Discounts and gift cards will not be accepted.

Property Damage: Guests are responsible for any property damages that are a result of their own negligence. Incidental damages will be applied to a credit card.

Visiting Guests: For the safety and security of our guests we ask that only guests who are registered enter the premises. Special arrangements may be made in advance through management for visiting guests. Thank you for your understanding and consideration.

Restrictions:
We are a non-smoking inn. Guests who smoke may do so on our balcony or porch.
A minimum $250.00 cleaning fee will be charged if a guest chooses to smoke anywhere indoors.
Children five (5) years of age and older are welcome and will be charged as a third person.
We cannot accommodate animals or pets, but can recommend excellent boarding facilities.
Use of candles are strictly prohibited in our guest rooms.
Wi-Fi Use: All guests are liable for illegal downloading while on our property. All guests who receive our WiFi password must agree to sign a Terms of Agreement Form.

Lost and Found: Items will be returned in a prepaid pre-addressed envelope sent to us by our guest.

Payment Policy

Reservations and Payment: Full payment is due at time of the reservation and may be paid by credit card. We accept Visa, MasterCard, Discover, American Express and cash. The remaining balance is due on the day of arrival. A 3.5% service charge is added for payments made with a credit card. Cancellations received less than seven days prior to check-in will result in forfeiture of the total payment, unless the room is filled.

Cancellations received seven (7) days or more prior to check-in, will receive a refund, less a twenty–five dollar ($25.00) service fee.
