Island View Motel
We are a family owned and operated business providing affordable family vacations with an owner/manager living on-site. We are located across the street from the beach, approximately a 2 minute walk, and we are 1 mile from the Pier and Amusement park, just a 15 minute walk. Each room has 1 assigned parking space, and we ask that you please limit to one vehicle per room. Our property tends to have families, couples, and older adults, as our minimum check in age is 25 years old, and is generally quiet by 10:00PM.

The Motel cottage has two bedrooms. One bedroom has a double bed and the other bedroom has one twin bed and one full size bed. A futon which sleeps two is located in the living room. There are two bathrooms, each with stand up showers. The kitchenette has a full size refrigerator, stove, table and chairs, microwave, coffee maker, and toaster. Dishes, silverware, pots and pans are provided. The cottage is equipped with air conditioning, heat, cable tv, WiFi, and daily maid service (seasonal).

Terms & Conditions
Reservations – Your arrival and departure dates are understood to be definite. Check in: 3PM Check out: 10AM (subject to late checkout fee if not complied with or requested late checkout.) Any date changes (removing nights or changing dates) is subject to a $25 service fee. Early Check-in or Late Checkout may be available for a $35.00 Fee.
*Credit Card Authorization, Cash, and Deposits – A credit card is required on file to charge for a 1 night reservation deposit, arrival deposits, given room rate, taxes, and for incidental reasons even if paying cash. Any credit card given to us may be charged for damages, fees, etc.
*Extra Person Charges (per night, after 2 persons) – $20.00 per adult, 17 years or older. All rates subject to 9% Maine Lodging Tax.
*Refunds – Sorry, but there are no refunds on early departures.
*Parking – Please note that there is only 1 guaranteed parking spot per room. Additional vehicles will need to be parked off-site during your stay.
*Pet policy – Absolutely NO PETS! If you bring a pet into your room, we will charge you a $250 Cleaning fee and you will be asked to vacate your room immediately and there will be NO REFUND.
*Smoking – To accommodate all of our guests, please do not smoke in any room. This includes Tobacco, Marijuana and Vaping. The State of Maine permits hotel owners to charge cleaning fees for people who smoke in a smoke-free room. Also, there is no smoking on the property. If you must smoke, you will have to do so at least 15 feet away from the property. If smoke in the room, you will be charged a cleaning fee of $250.00, and we will ask you to vacate the property immediately and there will be NO REFUND given. Thank you for your cooperation.
*Age Policy – You must be 21 years of age or older to check in. Reservations are subject to refusal upon arrival if guest is under age 21.
*Noise – Quiet time is 10pm. NO exceptions. Any excessive noise may result in immediate vacating of our room and there will be NO REFUND
A $25 lost key charge will be assessed to the credit card on file if room key isn’t returned at check-out. Thanks for your acceptance and understanding.
Payment Policy

Bookings made by telephone or directly on our website will be charged a deposit equal to the first night rate plus 9% lodging tax. Balance is due upon arrival
Bookings of the Cottage and Beach House require a 50% reservation deposit, which is taken upon booking. Final payment is due 14 days prior to arrival.
Bookings made through 3rd party online travel sites will be charged a deposit that is specified by the respective sites.
Cash payments are accepted. but you must have credit card on file.
Cancellation Policy
Cancellation Policy 2023
A $ 50.00 cancellation fee will be charged after reservation has been created, up until 30 days prior to arrival date. Within 30 days of arrival, a CANCELLATION FEE of 1 night's deposit will be charged. Within 7 days of arrival, a CANCELLATION FEE of 50% of the total reservation will be charged. Cancellations made within 72 hours will not be eligible for a refund.
Cottage Cancellation Policy 2023
A $150.00 CANCELLATION FEE will be charged after reservation has been created, up until 30 days prior to arrival date. Within 30 days of arrival, a CANCELLATION FEE of 50% of the total reservation will be charged. Within 14 days of arrival, a CANCELLATION FEE of 75% of the total reservation will be charged. Within 7 Days of arrival, a CANCELLATION FEE of 100% of total reservation will be charged.
No-Shows apply to any or all guests who have a reservation at the Island View Motel, who do not appear on the reservation date of arrival, and who do not provide a proper cancellation notification. No-Shows will be charged for the entirety of their stay.
