1. Furnishings:

2. Deposit: A deposit of fifty percent (50%) is required to hold the reservation. Reservations are not considered confirmed until this deposit is received; a two-week grace period holds the Property and is extended to guests or to their travel agencies to collect and remit said deposit. The balance of the rent due must be paid in full, at least sixty (60) days prior to arrival, if booking lead-time permits. Last minute bookings: anything sooner than sixty (60) days prior to arrival, are due in full immediately.

3. Cancellation Policy: Cancellations received in writing via fax or email with at least sixty one (61) days notice prior to arrival is required for a full refund less a 20% service charge on deposit. Cancellations made less than sixty (60) days but great than forty-six (46) days prior to arrival will result in a 50% forfeiture of deposit, unless property can be re-rented for the same period. Cancellations made forty-five (45) days or less, prior to arrival, will result in a 100% forfeiture of deposit, unless property can be re-rented for the same period. All approved refunds will be paid to Lessee by a check issued from Lessor and sent via USPS to the address as indicated below within a thirty (30) day period after the original arrival date. There are no refunds for early departure.
Note: Special circumstances may be considered regarding the above mentioned cancellation policies provided that legal documentation is provided.

4. Damage Deposit and Property Protection Fee: A refundable $500 damage deposit is required for all bookings. If repair or cleaning expenses must be incurred by Lessor to restore the premises to the condition they were in at the time of Lessee's occupancy, the amount necessary for said restoration will be deducted from the damage deposit and the balance, if any, will be refunded to Lessee. Damage deposits are fully refundable within 30 days of your departure.
5. Escrow Account: Guest understands that all rental monies (less the 20% nonrefundable fee) shall be deposited in an escrow account.
6. Liability: Lessor is acting hereunder as agent for accommodations, and assumes no liability for property loss or damages, nor liability for injury, accidents, delay, or irregularity which may be occasioned either by reason of defect in any vehicle or the acts of any company or persons engaged in conveying passengers to or from their villa. Transportation (airlines, rental cars and taxis) are supplied by providers who operate independently of Lessor. We assume no responsibility, therefore, for any loss, injury, or damage to person or property because of the acts of those providers. Furthermore, Guests are responsible for their villa during occupancy, and must lock villa's windows and doors securely when not on the premises.
7. Pets: Pets of any kind are not allowed in or on the villa's premises without specific written permission from Lessor (granted prior to arrival). A pet or evidence of a pet found on premises will cause immediate eviction, and forfeiture of Guest's entire rent and deposit.
8. Smoking: This is a non-smoking unit, please observe this request.
9. Complaints and Compliance: Lessor shall make every effort to keep all villas and their inventories in good working order. In case of a maintenance problem, we will strive to repair the problem as soon as possible after being notified. However, no refund or rate adjustment shall be made for unforeseen mechanical failures such as the supply of electricity, water, pool filtration systems, air conditioning, television or cable service, appliances, etc. It is Guest's obligation to report any problems or damage IMMEDIATELY to us, regardless of the hour.
10. Entry into Villa: Lessor or its staff may enter your villa to perform any repairs as necessary. If your villa is on the market for sale, we reserve the right to allow the villa to be shown, but only by advance appointment made with Guests. We will make every effort to schedule such brief showings at a time convenient to you, to respect your privacy, and not interrupt your vacation.
Substitution/Refund: Lessor reserves the right to substitute comparable or better accommodations without liability, should the villa reserved be out of order or be deemed substandard by us for any reason. If comparable accommodations are not available or by Guests request, Guest may receive a complete refund of all rent and Hotel Tax paid for the original villa.
12. Drugs and Hazardous Material: Guest and members of the party shall not use or permit to be brought into any villa any illegal substances, inflammable fluids (e.g., gasoline, kerosene, naphtha or benzene), or other explosives or articles deemed hazardous to life, limb or property.
13. Villa Keys: Lessor shall charge Guest $25.00 for each set of lost or mishandled keys.
14. Capacity of Villas: The total number of persons allowed in the villa at any one time is restricted to the number of persons scheduled and paid for. Should a group misrepresent themselves, they will be required to pay for the excess persons immediately, or shall vacate the villa without refund. Exceptions are made only for infants; they are NOT included in the villa's total headcount.
15. Hurricane Policy: In the event of a pending hurricane, all guests are responsible for their own safety. If the guests choose to vacate the property, any unused rent and taxes will be refunded. It is the sole responsibility of the guest to secure other lodging or change airline tickets for an early departure.
16. Quiet Enjoyment and Parties: Lessor wishes to maintain a family atmosphere for the quiet enjoyment of Guests. Guests shall be sufficiently quiet and peaceful, so as not to disturb other residents of the neighborhood. Lessee (and guests) may not have any events, parties or gatherings on premise without advanced, written approval of Lessor. Any person(s) not listed above will be considered an uninvited guest to the premise. Approved events, gatherings, parties may require additional fees, deposits, and waivers to be completed prior to the event, party, or gathering.
17. Subleting: Lessee shall not sub-let the premises, or any part thereof, or assign this agreement without the written consent of the Lessor.

18. Emergencies: Lessee, in case of injury, fire, theft, shall give immediate notice thereof to the Lessor or agent of same and must aid in the completion of an in-depth incident report.

19. Alterations and Improvements: Lessee (and guests) must not make any alterations or improvements to said premises, without written consent of Lessor.
