Terms & Conditions

Rates are based on Double Occupancy. All room fees and additional people fees will pay the State of Georgias 7% tax fee, plus the additional County 5% tax which will equal a total of 12% in taxes. Plus an additional $5 per night per room for state of Georgia Tourism tax. Additional add ons of services or merchandise will be subject to the States 7% tax. We are a smoke free facility. Rabun Manor is a privately owned small business so must adhere to cancellation policy to assure guest satisfaction. Breakfast is included with every stay, it is served at 9:00am daily, early leave or late stay does not change service times. Dietary restrictions can be accomodated if we are notified PRIOR to arrival. Refunds are at the discretion of the Rabun Manor Staff and are subject to our policies under any circumstance. Rabun Manor reserves the right to charge $250 for smoking in any room. Also individuals staying with Rabun Manor are solely responsible for any damages to the grounds, buildings, antiques or furnishings in the amount of full repair to pre existing condition. Cellular Service, WiFi Connection, Power Outages nor Weather Conditions are not Rabun Manors responsibility, we strive to have the best services available but are at the mercy of The North Georgia Mountains ever changing circumstances, therefore none are considered reasonable change of reservations requests or valid cancellations. Rabun Manor does not misrepresent itself, and has chosen to cater to guests who are happy to get away from the big city, so we do not have phones in the rooms, a computer for guest use, or televisions in the rooms. There is one shared cable ready Television in the den for guests who choose, but we do not provide any add on TV to be added to room. Rabun Manor also does not provide additional sleeping accommodations other than what is listed, we do not have the space for roll away beds, cribs or cots of any kind. We reserve the right to modify reservations and add fees for special requests such as additional people or one night stay. Those fees are as follows:

Additional Person Per Night $25 (if room has ability for addition and approved)
Pet Fee $25 (pets Only Allowed in the Tranquility Cabin and ONLY with Prior Approval. We highly recommend that you personally take a picture before you enter the room and when you are checking out.)

Payment Policy

Upon Booking, you will be charged half of your entire stay as a deposit. Upon arrival the full final amount owed, plus any additional add ons will be charged.

Cancellation Policy

1-2 Rooms: If cancelled or modified up to 30 days before date of arrival, no fee will be charged. If cancelled or modified after 30 days or in the case of a no-show, 100% of the first night will be charged or 50% of the total for muliple days
3-8 rooms: If cancelled or modified up to 90 days before date of arrival, no fee will be charged. If cancelled or modified after 90 days or in the case of a no-show, 100% of the first night will be charged or 50% of the total for muliple days
