Real McCoy Cabins

Terms & Conditions

-Check in is 3:00PM and checkout is 11:00AM. Please make arrangements with the management if you wish to come early or stay late to park and ride. No personal belongings can be in the cabins before/after these times.

-No smoking in the cabins. Smoking IS allowed on the property.

-Children 12 years of age and under are to be supervised at all times.

-Please observe a 5 mph speed limit on the Real McCoy property.

- Please keep Off Road Vehicles(ORV's) off the grass and on the gravel only. Passenger vehicles and trailers are permitted to park on the grass in designated areas.

-Joy riding on the property is NOT permitted.

-Children are NOT permitted to ride unsupervised at ANY time.

-All ORV operation on the property is at your own risk. ORV usage on premises is reserved to travelling to and from your lodging and the Real McCoy Country Store & Kitchen.

- Reckless driving, speeding, donuts or driving under the influence will NOT be tolerated and may result in ejection from premises without refund.

- Due to fire safety, no cooking is allowed on cabin porches.

- Please do not remove any furniture from buildings or porches.

-If picnic tables are moved please return them to their original location before checking out.

-Campground quiet hours are between 10:00pm-7:00am please be respectful of your fellow guests.

-NO washing of vehicles is allowed on the property. There is a vehicle wash conveniently located in the Town Of Pocahontas.

-Dumping of gas, oil, or other pollutants on the ground, in storm drains or the creek is strictly prohibited. We will be happy to assist you in finding a suitable container to properly dispose of such material. Please fuel ORVs on the gravel ONLY. Violation of such policies will be subject to penalty at owner's discretion.

-Cutting of trees or brush for any reason is prohibited.

-Campfires are limited to the fire rings only.

-Firewood is available for purchase at the Country Store in bundled and bulk quantities.

-You may bring your own firewood provided you take any unused wood with you upon check out.

-Check out time is 11:00 am failure to vacate the premises by this time may result in being charged for an additional night. This is due to other guests checking in on the same day. ​Late check out is based on availability until 12pm failure to vacate the premises at this time may result in being charged and additional night.
- RV's must be fully disconnected from electric, water and sewer by 11 am, failure to do so will result in an additional charge.

- Complimentary towel exchange available after three nights stay upon request. Towel exchange prior to three night stay requires $10 fee to be paid upon request. Complimentary bedding exchange available after seven nights stay upon request. Bedding exchange prior to seven night stay requires $10 fee per bed to be paid upon request. We provide 6 towels, 6 wash cloths. and bedding for all beds.

-Please do not use wash cloths or towels for cleaning UTV's or equipment, replacement charge will apply.

- Pets are accepted in pet friendly cabins only. $65 pet fee required per stay. $45.00 for second pet. Maximum of 2.

- Pets must be on leash or tied up when outside of cabin. Please be respectful and CLEAN UP AFTER YOUR PET. We charge $10 PER PILE if we have to do it!

-For safety and comfort cabin occupancy is restricted to 6 persons in the standard cabins and 4 persons in the ADA cabin.

-We will try to accommodate requests for certain cabins or to be next to certain guests. Due to booking restrictions we CANNOT at any time guarantee you will get a particular cabin.

Payment Policy

Deposit is required in order to reserve Cabin or RV site. If deposit has not been made within 24 hours your reservation will be cancelled.

Valid credit card must be on file. We reserve the right to charge this credit card for damage or cleaning fees should they apply.

Remainder of balance for stay is due upon arrival. Payment can be made by credit card, debit card or cash.

A cleaning fee of $40 is added to each cabin reservation per stay.

2.5% surcharge applied to payments made by VISA, Mastercard and Discover.
3.4% for American express. No surcharge for debit card use.

Cancellation Policy

Cancellations outside of 30 days from reservation date will incur a $100 administrative fee.

Cancellations within 8 -30 days of reservation dates will result in a retention of full deposit.

Cancellation within 7 days or no show requires full payment of reservation.

No refund for early departure for any reason.

One time courtesy date change if prior to two weeks of reservation dates upon availability. Cancellation fees apply if within two weeks of reservation date and/or one time courtesy change has been used.
