Terms & Conditions

Thank you for choosing to book with RUBY. We look forward to welcoming you in our Pub and Hotel. Your price includes the room rate, additional extras that you have chosen when making your booking and VAT. All room rates are for a maximum of two adults sharing one room (unless otherwise arranged with us). The lead Guest must be a minimum of 18 years of age.

Guests can check-in any time between 3pm and 10pm and we require our guests to check-out by 11am on their departure day. Late check-out will be charged at £20/hr until 3pm - unless previously arranged.

RUBY is a Licensed Premises with a corkage policy of £25 for any alcohol consumed in the Accommodation that has not been purchased on site. We kindly request that our guests agree to respect the privacy and peace of all our other staying Guests and neighbours. Any damages caused to the Accommodation or its contents including (but not limited to) breakages, spillages, stains etc. (this includes misplaced keys) will incur a replacement charge as advised by the
Accommodation. Please report any incidents to us if they occur.

We have a non-smoking or vaping policy in all of our rooms. The Patio Balcony is a comfortable outdoor seating area available exclusively to our Guests, for use 24 hours a day, and is the most convenient place for guests to smoke. Each of the rooms has a fire alarm fitted for your safety and if this was set off for whatever reason a charge of £250 will be payable by the occupant.

Free public parking is possible on Coldean Lane (except on match and event days) - ie the same road as the hotel and also on Park Road which is a road immediately adjacent to the hotel. You will see references to permits but these only apply on event / match days - when Brighton and Hove Albion are playing at the Amex or there is an event taking place there. On such days we can provide you with a visitor permit for a fee and you can then park in Coldean without incurring a penalty.

To make the most of your stay please take a minute when you arrive to have a look at our Guest Information Folder which contains a full set of terms and conditions and will tell you everything you need to make your stay with us as comfortable and pleasurable as possible.

On your departure please drop your room key in the white box in the entrance hall (above the green exit button). A charge of £20 will be made for lost keys.

PLEASE NOTE : BY SIGNING THIS FORM YOU ARE CONFIRMING THAT IF YOU CAUSE ANY DAMAGE TO THE PROPERTY (OR IF WE FIND THAT ITEMS IN THE ROOM ARE MISSING SUCH AS TOWELS, HAOR DRIER ETC) - YOU WILL BE PERSONALLY RESPONSIBLE FOR PAYING FOR ALL THE COSTS INCURRED IN REPAIRING THE DAMAGE YOU HAVE CAUSED INCLUDING LOSS OF ANY INCOME THAT ARISES AND ALSO ITEMS THAT ARE MISSING.

Payment Policy

Payment for your room will have been taken prior to your arrival where possible, or the full amount will be required upon your arrival and can be paid by card only.

Cancellation Policy

Guests who need to cancel a booking should contact us as soon as possible.
The full payment for your booking will be taken upon confirmation. Refunds will only be made accordance with the following conditions:
Cancellation made within 24 hours of date of booking : Full refund.

Cancellation made within 5 days or more in advance the date of arrival : Full refund.

Cancellation outside these time periods will incur a full charge. We may be able to move the date for you to a later date (at an administration cost of £20) subject to availability and you will be responsible for paying any increase in price.

We regret that non-arrival of guests, who are unable to attend or fail to attend for whatever reason, will forfeit full amount of the booking. We recommend that booking guests take out appropriate holiday / cancellation insurance where required to cover this cost.

In the rare event we need to cancel your booking with us, please be aware that we cannot be held liable for circumstances beyond our control and that our liability to you is limited to the refund of any payment already made. We reserve the right to cancel any booking without compensation, refund or reimbursement if the terms of these conditions are breached.
