Rental Policies
By making a reservation with Sea Star Suite , you are acknowledging that you have read, and understood the terms and conditions below.
Before Your Stay

Payment
Sea Star Suites accepts Visa and Mastercard. A 50% deposit is due at the time of booking, with the remaining 50% upon arrival.

Check-in & Check-out
Check-in is after 3pm. Check-out is before 11am. Due to a tight cleaning schedule, checkout times will be strictly enforced. You must contact us if you need to make alternate arrangements.

Cancellations
Sea Star Suite operates on a 30-day cancellation policy. Reservations cancelled with more than 30 days notice will have their deposit refunded, less a $50 cancellation fee. If you cancel with less than 30 days notice the entire cost of the rental will be forfeited. Early departure does not warrant any refund of fees paid.

Pets
Animals are not allowed at Sea Star Suite

Minimum Age
Renters under 21 years of age must have prior approval from Pacific Breeze Property management.

Maximum Occupants
Renters arriving with more than the allowed number of guests at their rental property (as listed on the properties listing page) will be billed $50 for each extra person, per night. Alternately, and at the sole discretion of the Pacific Breeze Property management, your reservation will be cancelled and the cost of the entire reservation will be forfeited.

During Your Stay

Conduct
The individual making the reservation and paying for the rental shall also be responsible for the conduct of all other persons in the rental, or on the rental property during their stay- whether a member of their party or not.

Children
Many of Pacific Breeze Property are child friendly, but they are not necessarily child proof. If you are arriving with children, please check for any hazards that may harm your child.

Smoking
All interior spaces of all Pacific Breeze Property are smoke free. Guests are welcome to smoke outside, but please dispose of cigarette butts properly. There will be a $200 cleaning fee if it is discovered that you’ve smoked in your unit.

Parking
You will receive instructions in your confirmation letter about the number of parking spaces available at your rental. Guests arriving with more vehicles than there are parking spots available will be responsible for locating a suitable additional parking space.

Keys
Instructions for code pick-up are different for each property, and will be provided in your confirmation email.

Quiet Time
Pacific Breeze Property are located in residential neighborhoods. If you’re looking for a place to party, we suggest you look elsewhere for accommodation. Quiet time is 11pm-8am. Any noise complaints from other guests or neighbors during these hours will, at the sole discretion of Pacific Breeze Property, be charged a $200 noise fine and/or have their reservation cancelled with no refund.

Kitchen
All Pacific Breeze Property have kitchens equipped with a fridge, freezer, stove, microwave, toaster, coffee maker, kettle, pots, pans, dishes, cutlery, glassware, etc. A starter pack of coffee, tea, sugar, and whitener is provided. Dish cloths, paper towels, and dish soap are also provided.

Bathroom
There will be enough bath towels for each guest in the rental, plus a few extras. Do not take the bath towels to the beach. There will be separate beach towels available for your use. Sea Star Suite has found it very wasteful to stock our property with single use soaps, shampoo, conditioner, etc. Please bring your own.

Hot Tubs & Saunas
If you are staying at a rental that has a hot tub or sauna, you agree to abide by the specific posted rules for the hot tub or sauna at that rental. Hot tubs and saunas will be checked on your arrival day, your departure day, and every 3 days during your stay. At the sole discretion of Sea Star Suite management, if the hot tub needs to be drained, cleaned, and re-filled, you will be charged a $150 hot tub maintenance fee. Your credit card will also be charged for any damage to the hot tub or sauna due to misuse, and/or damaged or missing parts.

BBQs
Please shut off all valves and dials, and ensure that all food residue is scraped and/or burned off after cooking. The BBQ should be left ready for the next guest to use when you depart. Any BBQ requiring extra cleaning will result in a $25 charge being applied to your credit card.

Beach Gear
Please rinse all beach gear outside, especially wetsuits and surfboards.

Garbage & Recycling
Garbage and recycling must be disposed of in the provided bins. Instructions vary for each property, and will be included with your confirmation letter. At no time is garbage to be left outside. The crows will be into it almost immediately during daylight hours, and bears or racoons could get into it if left overnight.

Weather & Power Outages
No refunds will be given for storms or power outages.

Cleaning
A cleaning fee is charged on each new reservation, and is based on the size of your rental. Pacific Breeze Property are professionally cleaned after each guest, but you are still required to leave your rental in the approximate condition that you found it.

◦ Return all furniture, appliances, beds, etc., to their original location
◦ Place all soiled towels in the bathtub or shower. Do not strip the bed linens.
◦ Clean dishes in the dishwasher or drying rack are acceptable
◦ Place garbage and recycling in the provided containers

Daily cleaning during your stay is not included in the rental rate, but can be arranged for an additional fee of $30/hour, per cleaner, plus tax. If your rental requires additional cleaning above and beyond the normal time allotted, your credit card will be charged an additional fee of $30/hour, per cleaner, plus tax, for the extra housekeeping required.

After You Leave

Damage
Upon your departure, your rental will be assessed for any damage and/or missing items. These items include, but are not limited to:

◦ The property or its contents, beyond normal wear and tear
◦ Linens, towels, and bedding stained or missing
◦ Carpet, wood/tile floor stains
◦ Kitchen counter and appliances
◦ Interior walls, windows, and window coverings
◦ Breakage, theft, or any other damage

If any deficiencies have been found, your credit card will be charged to recover the costs.

Lost & Found
Sea Star Suite will not be held responsible for any items left behind. We will do our best to contact you and hold the item for 30 days. If requested, items will be returned at your expense.

Limitation of Liability
Sea Star Suite acts as the owner of the property. Sea Star Suite, are not responsible for any accidents, injuries or illness that occurs while on the premises. Neither Sea Star Suite, are not responsible for the loss of personal belongings or valuables of the guest.

By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises by themselves, their pets, or others whom they invite to use the premises, and hereby waive any claims of liability or negligence against Sea Star Suite for any accidents, injuries or illness that occurs while on the premises or its facilities.

Sea Star Suite will endeavor to provide the accommodation as described at the time of reservation, or to provide alternate equivalent accommodation.

There are, however, certain matters that are beyond the control of Sea Star Suite management. They include, but are not limited to:

◦ Loss of the accommodation by fire, flood, earthquake, tsunami, or other damage
◦ Changes of ownership or termination of management services
◦ Changes in the law, seizure, or other loss of the accommodation property

Other than issuing a refund, Sea Star Suite will assume no responsibility or liability arising out of the accommodation not being available or suitable. Sea Star Suite assumes no responsibility or liability for injury, loss, or damage arising out of the use or occupation of the accommodation.
