The Venue Serviced Apartments set in 44 acres of woodland is the perfect place for a weekend away or an overnight business stay.

We offer affordable, purpose built accommodation comprising of separate apartments. Each apartment has seven double or single bedrooms, with a pleasant communal kitchen and dining area. Our budget apartment style accommodation offers modern facilities all with en-suite shower rooms, free Wi-Fi and gym access.

Our on-site restaurant The Venue Bar & Kitchen is currently open from 12pm - late on Thursday, Friday and Saturday, and 12pm - 6pm on Sunday.

We offer easy, free of charge parking, and pet friendly rooms.

We are based 15 minutes drive from the centre of Huddersfield with Leeds and Manchester about 40 minutes away.

Terms and Conditions

Please ensure you read the below terms and conditions before confirming your booking. We reserve the right to alter these at any time and advise that you read them through on each occasion that you book with us.

The following Terms and Conditions apply to and form part of all contracts for accommodation bookings entered into by SOUTH STREET ASSET MANAGEMENT LTD and shall operate to the entire exclusion of any Terms and Conditions of any person (the “client”) making a booking. References in this Agreement to the “Company” shall mean SOUTH STREET ASSET MANAGEMENT LTD who shall enter the contract with the client. No purported variations or exclusions of these Terms and Conditions (whether contained in any letter/document of the Client or otherwise) shall be of any effect unless accepted in writing by the Company. Confirmation of a booking or payment of a deposit by the Client shall constitute acceptance of these Terms and Conditions.


Reservations

Reservations can be made via our website www.thevenuehuddersfield.co.uk

Please ensure all the details of your stay are correct before confirming the booking. We cannot be held responsible for any bookings made incorrectly. If you think you have made an error or need to change your booking please contact us on 01484 488848.

You will need to pay for your room in advance using a recognised credit or debit card. We do not accept Diners Club or American Express. If for any reason you have not paid in advance for your room you will need to pay the full amount on arrival.

We will confirm your reservation and payment via email.

Guests need to be 18 years and over to make a booking.

Room Prices

The Venue Serviced Apartments implement a dynamic pricing structure based on demand, therefore room prices may vary. The price quoted to you at the time of your booking is the price you will pay. Such prices are inclusive of VAT. In the event that the level of VAT changes between the date of booking and the date of your reservation the Company reserves the right to alter the total price charged by the amount of the change in VAT, unless you have already paid for the reservation in full before the change in the rate of VAT takes effect.

Please note that we may need a pre – arrival cautionary damage security deposit. We securely hold the details of a debit or credit card during your stay in respect of us needing to charge for any extensive damages, loss of contents or additional costs incurred during your stay. This does not include normal wear and tear and minor incidentals. We would always contact you should we need to charge any monies for any reason, no money will be debited at this point. The card details used can belong to any of the party staying in the booked rooms

Occupancy

The maximum number of occupants per room which must not be exceed is as follows:

Single – One Person (the use of additional mattresses, camp and blow up beds is prohibited)
Double – Two people
King – Two people

Children under 16 must be supervised.

We do have a number of ground floor and pet friendly rooms available.

Meals

Meals are not included in your room price. The Venue Bar & Kitchen is open from 12pm - late on Thursday, Friday and Saturday, and 12pm - 6pm on Sunday.

Arrival and Departure

Rooms are available from 2pm on the arrival date.

Acceptable forms of identification are: a passport, driving licence, ID card or police warrant card.

Rooms must be vacated by 11am on the day of departure. Failure to leave your room by this time may result in a late check-out charge.

Parking

Car Parking is only permitted in the designated 'car park 1' and the Company accepts no responsibility for loss or damage to parked cars on the premises and does not guarantee the availability of car parking spaces.


Personal Property

The Company does not accept responsibility for the property of Clients or guests. Items are left at the owner’s risk and without any obligation or liability on the part of the Company howsoever arising.

Damage and Acceptable Behaviour

The client shall be responsible for any damage caused to the allocated rooms, or the furnishings and equipment therein by any act, default, neglect of the Client or of any subcontractor or guests of the client and shall pay the Company on demand the full amount required to make good any such damage.

If, in the opinion of the Company, an unreasonable amount of cleaning is required to the room or space after an event, an additional charge to cover labour and equipment costs will be levied which shall be reimbursed by the Client on first written demand from the Company.

Smoking is not permitted in rooms.

The use of any electrical appliances that may set off the fire alarm system, such as toasters, mini cookers or portable grills is prohibited.

The use any of any technology, provided by the Company, to download or access any unlawful or obscene material, is strictly prohibited.

Causing unreasonable disturbance to other guests or company staff is unacceptable.

The Company will not be liable for any refund or compensation in such circumstances.

General Terms

This contract is not assignable.

The contract shall be governed by and construed all respects in accordance with the laws of England.

The client shall indemnify the Company from and against all costs, charges, claims, expenses, demands and liabilities suffered or incurred by the Company because of any improper behaviour by the Client or its guests and/or in connection with any breach by the Client of any of these terms and conditions.

Payment Policy

Payment

You will need to pay for your room in advance using a recognised credit or debit card. We do not accept Diners Club or American Express. If for any reason you have not paid in advance for your room you will need to pay the full amount on arrival.

We will confirm your reservation and payment via email.

Cancellation Policy

Cancellation

Any cancellations must be made by 2pm on the day prior to your scheduled check-in date. In this instance a full refund will be processed within 24hrs but may take a few days to reach your account. If you cancel after 2pm on the day prior to your check-in date, you will be charged for your first night’s accommodation per room booked. If you decide to shorten your stay you must let reception know by 11am on the day of your re-scheduled departure.

You are not entitled to cancel or withdraw from your reservation under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013.

For group bookings our cancellation terms are as follows:

For 14 rooms or fewer, full payment is due 14 days prior to your check-in date. This is non-refundable, but you can cancel your booking free of charge if you do so before this time.

For 15 rooms or more, a written cancellation must be sent to the company and the following charges will be immediately due and payable by the Client:

• In the event of cancellation more than 10 weeks prior to the start date any deposit paid shall be fully refunded to the Client
• In the event of cancellation between 8 and 10 weeks prior to the start date, the cancellation charge will be 25% of the estimated total cost for the event plus VAT.
• In the event of cancellation between 4 and 8 weeks prior to the start date, the cancellation charge will be 50% of the estimated total cost for the event plus VAT.
• In the event of cancellation, less than 4 weeks from the start date, the cancellation charge will be 100% of the estimated total cost for the event plus VAT.

We may cancel your reservation at any time with immediate effect by giving you written notice (which includes email) if:

• you do not pay us when you are required to do so; or
• you break the contract between us in any other material way.

If we cancel your reservation where you are at fault, we reserve our legal rights in respect of your breach of contract.

The Company will not be liable for any loss or inconvenience to Clients caused by cancellation of a reservation due to: -

• Industrial action by the Company employees or staff of a major supplier; and/or
• Fire, Lightning, Aircraft impact, Explosion, Riot and Civil commotion, Malicious damages, Storm, Tempest, Flood, Burst pipes, Earthquake; and/or
• Breakdown of plant, Failure to supply the Company with Gas, Water Services, Electricity etc.
• None compliance with company rules and regulations and/or
• Any other circumstances beyond the control of the Company.

This does not affect your statutory rights.
