Check-in is after 3PM, check-out before 11AM.
The dwellings are non-smoking and a drug-free environment. A $300 fee will be collected if smoking occurs inside the cabin or outside an open cabin window.
Dogs are welcome when cleared with the management. Please, no cats. Limit one dog per cabin unless special permission has been granted.
No animals on furniture or bedding. Please do not leave your dog alone on the property. If necessary, rugs and bedspreads must be dry cleaned at guest's expense.
Children have to be supervised at all times on the property.
Please economize water use. We source water from our deep wells, but all of New Mexico is experiencing a heavy drought. Nothing but toilet paper in the toilets. Please throw excess toilet paper in waste paper basket.
The cabin has a wood stove. If you are not familiar with starting or maintaining a fire, please ask for assistance. No outdoor fires without express permission. We are in a fire zone. Burning logs and ember must be kept in the wood fire stove. Extreme fire danger if you remove burning logs or items from the stove.

Please bag trash and recyclable and place in the dumpster and recycling barrels inside the fenced area past the barn on your right.
All dishes must be washed before departure.
Please respect the quiet nights by keeping noise levels down after 10 pm.
Please park in designated spaces. Do not block the driveway.
Total number of occupants will not exceed the quoted number unless agreed.

Payment Policy

Payment Policy:
To secure the booking, a payment of 50% of the grand total is due within 1 day of your confirmation of intention to book.

Payment in full must be fully settled 30 days prior to arrival. If that date is already passed, then payment must be fully settled within 1 days of your confirmation of intention to book.

Cancellation Policy

Payments are refundable 30 days prior to the reservation date, but exceptions may be considered at the manager's sole discretion, subject to being able to rent the dates in question to another party at a comparable rate. Monthly rentals require a security deposit in the amount of $300.00
