A complete listing of Terms & Conditions is located under "The Retreat" tab on our website, www.TheLandingEstesPark.com. The list below is not all inclusive and guests remain responsible for reading and understanding all of The Landing's Terms & Conditions.

CHECK-IN: In person check-in is between 4:00 pm – 5:30 pm daily. Inquire about early check-in availability as it is sometimes feasible. Please inform Front Desk staff at 970.820.0118 as soon as you are made aware of your late check-in situation so that convenient arrangements can be made. Just give us a quick call!

CHECK-OUT: Check-out is 11:00 am daily (10:00 am for weddings/whole property rentals). If you will be leaving before the office opens, no further action is needed. Any outstanding/remaining balances or fees assigned to your room will be charged to the credit card on file. Late check-out must be requested and is subject to availability and fees.

NO-SHOWS: If a guest cannot make their scheduled arrival date but intends to use the remainder of their scheduled stay, please contact Front Desk staff to inform them of your actual arrival date as soon as possible. Guests are still responsible for the lodging night(s) that are reserved but not used. If a guest does not arrive on their scheduled arrival date, and no contact is made with Front Desk staff to make a reservation adjustment, the entire reservation will be canceled, the balance for their entire stay will be charged, and the unit will be re-opened for rental to another party.

ANIMALS: We do not accommodate any pets. A $135 fine per day and a $200 deep cleaning fee at departure will be issued if a pet is found in your room(s), or evidence/signs of a pet presence has been discovered in your room(s). Reports to staff of a pet(s) in a room warrants immediate inspection by staff. Guests found in violation of this pet policy will be told to vacate their room and the property with no refund of reservation payment(s). Service Animals are welcome at The Landing but must be reported to front desk at check in. A service animal is an animal that is individually trained to do work or perform tasks for the benefit of an individual with a disability, including a physical, sensory, psychiatric, intellectual, or other mental disability. However, we will not accommodate Emotional Support, Therapy, or Comfort Animals (under the ADA Title II & Title III they are not considered Service Animals).

OCCUPANCY: People of all ages count toward occupancy. Children under the age of 18 are NOT allowed overnight in the Lodge suites, as these are intended for romance and relaxation. Visitors are not allowed in the Lodge after 8:00 pm, which also begins quiet hours.

Suites: Standard rates are based on 2 people. Maximum occupancy is 2 people.
Villas: Standard rates are based on 4 people. Maximum occupancy is 4 people.
Cabins: Standard rates are based on 4 people. Maximum occupancy for a cabin is 5 people. There is an extra charge of $25/night for a fifth guest of any age.

All guests at The Landing must have a bed (see "Housekeeping" section of Terms and Conditions regarding additional bedding requests) and bedding is not to be placed on the floor for use. Undeclared or unauthorized overnight guests will be charged $75/person per night. These rules are strictly enforced and guests who violate this occupancy policy may be asked to leave without refund.

CHILDREN: A responsible adult must supervise children and visiting children at ALL times on the property. This adult must be extremely mindful of water and dangerous river currents, always providing direct supervision of children while at The Landing.

TERRAIN & WATER SAFETY: We are an uneven terrain, riverfront property with loose gravel, boulders, and small stones. Therefore all guests must take precaution and care. Our courtesy riverfront railing does not mitigate guests’ own responsibility to practice extreme precaution around the water.

SMOKING: Except in the single designated and authorized outdoor smoking area, all buildings, patios, decks, balconies, gazebo areas, and outdoor space at The Landing are smoke-free (to include but not limited to: cigarette, cigar, vaping, marijuana, and incense smoke). If smoke is seen or the odor of smoke is detected in any unauthorized smoking areas, the areas will be professionally cleaned and deodorized and an additional fee of $300 per guest room and $400 per common area will be billed to the guest’s credit card on file. Guests found violating this smoking policy will be asked to vacate with no refund. Please don't violate our smoking policy -- it gets uncomfortable for everyone and we hate to ask anyone to leave.

PARKING: You must register your vehicle with Front Desk staff at check-in. Each unit includes one guaranteed parking space.

HOUSEKEEPING: We do not normally charge a cleaning fee. However, a supplemental cleaning and/or laundry fee will be charged for excessively soiled suites, cabins, and villas. The price for our cabins and villas includes additional bedding for one pull out sleeper couch. Any additional bedding requests will be assessed a fee of $15 per bed set. Excessively soiled linens will be assessed a professional cleaning fee or replacement fee, and no linens are to be placed on the floor for use. The Landing reserves the explicit right to conduct periodic health and welfare inspections of their units.

During an ongoing health pandemic, housekeeping is not permitted to enter a unit during a guest’s stay. Amenities can be delivered upon request and trash can be removed.

DAMAGES: Damages found in your unit(s) during your stay or upon departure will be assessed accordingly and billed at replacement cost -- to include shipping, ordering cost, and designer fees. Guests must report any damages to front desk staff. Additionally, guests may be required to pay for lost revenue or relocation costs should management determine, at their sole discretion, that said room(s) cannot be rented to other parties until the damage is repaired or damaged items are replaced.

CANDLES & FIRE: NO real flame candles may be used by guests while on the property -- to include all outdoor and all indoor locations. All posted fire pit rules must be followed.

TRAVEL AGENCIES: We do not work with travel agencies for commission on direct bookings. Direct transactions are non-commissionable.

I accept the complete list of terms and conditions found under "The Retreat" tab on the website and authorize The Landing at Estes Park to now charge 50% of the total balance due to my credit card.

RESERVATIONS, DEPOSITS, PAYMENT POLICY: We take individual lodging reservations up to 6 months in advance, or 18 months in advance for events/weddings. Payment for the remaining balance is due on day of check-in with the credit card provided. Reservations are considered final on day of check in and will be charged the entire balance. If guest is checking in after office hours, the credit card on file will be charged the remaining balance. Deposit is subject to cancellation terms of reservation. Responsible person in charge of reservation must be at least 25 years old, must be present at check in, and may be asked to provide official ID as proof of age. Guests who pay solely in cash at check-in will be required to provide a valid credit card or $200 cash to be kept on file for the duration of the stay to cover any incidentals or expenses. The Landing reserves the right to inform a guest that they must vacate the property or reject a reservation if it is determined that the nature of their stay or reservation is harmful to the business or poses a safety risk of any kind.

Important note for wedding-related guests: We always require a whole property rental for events. Please inquire with the couple for details on their contracted terms with The Landing. If you cancel your lodging reservation, please note that the couple will be required to “back fill” your unit with another affiliated guest to avoid paying for an unoccupied unit.

CANCELLATION POLICY: A 50% deposit is processed at the time of booking and is used to guarantee your reservation. Cutoff is 14 days before arrival in order to receive refund of deposit, less a $25 cancellation fee. At 14 or fewer days from arrival date, the reservation is locked in. Reservations cancelled within this window require forfeiture of the 50% deposit.
The remaining balance is due day of check in. Reservations are considered final on day of check in and will be charged entire balance, to include no-show or cancellation. There is no refund for unused accommodations. No refunds or rescheduling of stay are allowed after check-in, to include reasons of bad weather, illness,, or plan changes. Since our reservation and cancellation policies must be more restrictive than a large hotel, we recommend the purchase traveler's insurance to protect your vacation. Flight delays, illness, positive test results, and emergencies should be considered possibilities, and unfortunately, The Landing cannot be held financially responsible.
