The Steading offers boutique Bed and Breakfast accommodation set in a semi rural part of the Royal Burgh Of Dornoch. Built over 150 years ago, The Steading is one of the original E-shaped barns on the Duke of Sutherland’s estate. The Steading is situated in the beautiful Scottish Highland and has been uniquely modernised inside to create exceptional guest accommodation for travellers seeking a peaceful environment, five-star quality and good old fashioned hospitality. We took care during the restoration of The Steading to retain the original character and traditional style of the exterior. This is reflected within by four beautifully appointed bedrooms; all ensuite, with Superking size beds and pillows and all the modern amenities one would expect in a 5 star hotel but keeping it with the feel of something very personal.

Welcome - Thank you for choosing to book with The Steading Guest House, we look forward to welcoming you. When you make a booking you are entering an agreement with us. Please read our terms and conditions of booking below.

1..Bookings- Cancellation / When a booking is made, it means that someone else may be turned away for that room on that date. We make a commitment to our guests when we reserve a room for them; in return, we require a commitment from our guests. Please email us or phone us if you know you need to cancel or in the case of third party bookings via Booking.com or Expedia please cancel with them as well. This will help us re-allocate your rooms and saves confusion for all. Your co-operation will be greatly appreciated and you will be very welcome to book again.

2..The guest can cancel free of charge until 1 day before arrival. The guest will be charged the total price if they cancel within 1 day before arrival.

3..Prepayment: The guest will be charged a prepayment of the total price within 1 day before arrival.

4..All bookings will be done with a pre-authorisation for the full amount of the total stay.

5..Children – This is an adults only establishment and no bookings will be taken from anyone under the age of 18yrs or bookings made on their behalf.

6..Pets - We do not accept pets of any kind. The only exception to this will be for assistance dogs for the blind. This requires a booking in the Caledonian room as it has patio door access for the dogs comfort. Please arrange and inform us in advance and we will arrange the rooms for your pal. Other guests found with pets will be asked to leave and charged an additional charge of £100 to cover deep cleaning of the room.

7..Room Occupancy – All rooms are a maximum of two people over 18yrs old. These rooms are to be occupied only for the duration of the stay by guests who have signed in with their i.d and booked in advance. For security reasons no other third parties will be allowed to stay. Rooms space cannot be sold on to third parties for any reason and any breach of this condition without prior permission will result in the guest or guests been asked to leave.

8..Arrival – All guests must provide proof of i.d. at check-in via a passport or driving License and fill out a guest registration card. Your accommodation is available to you from 4pm on the day of arrival, If you would like to arrive earlier please let us know and we will attempt to have your room ready, if this is not possible you are more than welcome to park your car or leave your bags or enjoy our lounge facilities. We ask all guests to check-in by 7pm unless previously arranged or in the event of a delay arriving then please call us.

9..Alcohol- We are licensed to sell alcohol and all alcohol consumed on the property must be purchased at the bar or via the mini-bars in the rooms. You will find the prices are very reasonable in the rooms and the bar.

10..During Your Stay - Once you have registered you will be given a Main Door Key and Bedroom Key to come and go as you wish. All that we ask is that you are courteous to other guests and keep noise down to a minimum after 10 pm in the reception area and near the rooms. Please return the keys after your stay or a charge of 30.00-Pound Sterling will be made to your ca

11..Room Servicing - We will service your room each day, all linen and towels will be laundered unless informed otherwise.

12..Departure - Please be ready to leave your accommodation by 10.00 am on the day of departure, unless otherwise arranged. Your bill for any extras or services taken during your stay is payable at the point of sale.

13..Prices - The price includes Accommodation and Breakfast. We offer a number of additional services such as Packed Lunches, Laundry, airport transfers etc. The cost of these will be added to your bill as appropriate. We accept payment by Cash, Debit Card or Credit Card.

14..Parking - We have our own private parking areas in the grounds of the house. There is usually enough space for all however this cannot be guaranteed. Please be courteous when you park and do not block other users from either parking or departing. If there is an issue with parking please just come in and see us and we will arrange it for you.

15..Smoking - Smoking will not be tolerated in the house under any circumstances. All areas within the guest house are strictly non-smoking in compliance with the Smoking, Health and Social Care (Scotland) Act 2006. If you have violated this policy by smoking in your bedroom, bathroom, out of bedroom windows or smoking by the front doors or patio doors in the property or any public areas you agree to £100.00 being deducted from your credit/debit card to cover the cost of cleaning and making the affected area fresh again and asked to leave immediately.

16..Damages and Breakages and Behaviour - All that we ask is that you respect The Steading Guest House, its contents and the presence of the other guests. If we feel that this respect is not forthcoming then. We reserve the right to terminate your stay with all balances payable immediately for any behaviour that may cause damage to the property or its contents, or disruption to other guests. You will be held responsible and liable for any damage or breakages that you cause to the accommodation or its contents whether accidental or otherwise. Please report damage as soon as it occurs. We do not normally charge for minor breakages etc., but will charge for repair or making good if the damage or breakage is significant. We will make an additional charge of £100 if you did not report the damage and £85 for each night that we are unable to use the room as a consequence of your visit. If no one accepts responsibility then the above charges will be applied to the person who made the booking.

17..Non-availability - We would only cancel your booking if your accommodation were unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.

18..Liability - We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment. The guest house shall not be liable for any breach of the terms and conditions or delay or failure in providing its services as a result of causes beyond its reasonable control including, but not limited to, fire, floods, strikes, and delays in transportation or failure of services.

19..Data - Any data gathered during the course of this booking may be held on computer. The data will be held securely and within the guidelines set by the data protection act.

20..Guests Clothing and Personal Property- The guest house does not accept responsibility for the property of clients or their guests. The guest lounge is provided for the convenience of guests but any goods left unattended in the guest lounge are at the owner's risk and without any liability on the part of the guest house. Safety deposit boxes are available in all guest rooms.
