A. Reservations and Deposit
Reservations may be made by phone or online. These reservations will be confirmed with a credit card charge of $50 per room. The charge will be applied to the balance due at checkout, unless the reservation is changed or canceled (please see related policies, below).
B. Payment for Your Stay
Payments may be made by cash (but we cannot provide change), VISA, Master Card, Discover Card, or gift certificate at the time of arrival.
C. Cancellation and Change Policy
As a small, independent operator, we ask for your understanding in respecting our cancellation, change, and no-show policy. Please read the following carefully.
If you wish to make changes to your reservation, you must do so within the timeframe indicated below for a full refund minus the specified change/cancellation fee (per room). If a reservation is canceled or changed after the cancellation period expires, the guest is responsible for full payment of the original reservation, unless the room(s) is/are re-booked. Changes or cancellations must be made via phone or by email, and you must receive a confirmation email from Three Danes Inn. There are no refunds for early departure.
Re-booking Policy: If you cancel your reservation after the cancellation period expires, we will attempt to re-book your room. If your room is re-booked, you will be charged the applicable change/cancellation fee noted below.
Cancellation Periods and Fees:
• Standard reservation: $50 change/cancellation fee per room if canceled at any time up to ten (10) days prior to arrival. If less than ten (10) days prior to arrival, you are financially responsible for the full reservation price, unless room is re-booked. Again, re-booking must be made via phone or by email, and you must receive a confirmation email from Three Danes Inn.
• Stays of four (4) nights or longer: $50 change/cancellation fee per room if canceled at any time up to twenty-one (21) days prior to arrival. If less than twenty-one (21) days prior to arrival, you are financially responsible for the full reservation unless room(s) is/are re-booked.
• Reservations of two (2) rooms or more: $50 change/cancellation fee per room if canceled at any time up to twenty-one (21) days prior to arrival. If less than twenty-one (21) days prior to arrival, you are financially responsible for the full reservation unless room(s) is/are re-booked.
• Other special events or holidays (i.e., TCU Parents Weekend, TCU home games, TCU Graduation, Fort Worth Stock Show and Rodeo, Main Street Arts Festival and holidays): 2 Night Minimum Stay, $50 change/cancellation fee per room if canceled at any time up to fourteen (14) days prior to arrival. If less than fourteen (14) days prior to arrival, you are financially responsible for the full reservation price unless room is re-booked (see re-booking policy, above).
• Full property rentals: $250 deposit is required to hold the reservation. This deposit will be kept as a fee for change/cancellation 30 days prior to arrival. If less than thirty (30) days prior to arrival, you are financially responsible for one night’s stay (per room). Full payment is due fourteen (14) days prior to arrival. A separate rental agreement must be signed for full property rentals.
• Other considerations: Due to the nature of our business and the city’s regulation, an employee is required to stay on premises at all times. Please note that renting the property does not include kitchen access or privileges.
D. Check-In and Checkout
Check-in is between 4:00 p.m. and 7:00 p.m. If you are arriving later than 7:00 p.m., please let us know so that we can make arrangements to meet you later at the premises, up until 9 p.m. Checkout is 11:00 a.m. We have a small staff that needs time to prepare rooms for arriving guests. (A late checkout/early check-in may sometimes be possible, but only with prior notification of at least two days. We may also be able to hold luggage in a secure space to accommodate travel plans, depending on various factors at the inn, since we handle special events on the premises.) Please note at this time, we are only available for check-ins Thursday through Sunday, departures on Monday. Please contact us via email for other date requests.
E. Damage to Property
Guests are responsible for any damage or loss they cause to the property. Guests may be charged for, or charged cleaning fees for, damaged, destroyed or excessively soiled towels, linens, and other items.
F. No Smoking, No Candles, No Incense, No Open Flames
Three Danes Inn is a smoke-free environment. Smoking is not allowed anywhere on the property. Evidence of smoking will result in a $250 minimum charge plus the cost of any damaged property. This includes evidence of candles or incense.
G. Occupancy
All guest rooms accommodate single or double occupancy, with all persons aged 18 and older. No children or pets allowed. Please note there is a $25.00 fee for lost keys, or for those not returned at the end of the reservation.
H. Parking
Free street parking is available. We are not responsible for damage to vehicles, for damage to items left inside the vehicle, or for loss of property from parked vehicles.
I. Telephones and Television
We do not provide telephones in the guest rooms because so many guests travel with their own phones. Rooms do not have televisions due to the quiet nature of our inn. We do provide access to free wi-fi, but ask that you monitor the level of your electronic equipment so it does not disturb other guests.
J. Quiet Hours
Please show respect for other guests and keep noise to a minimum between the hours of 9:00 p.m. and 8:00 a.m. Those staying with us who disturb other guests will be asked to leave and will not be provided a refund.
K. Parties, Events, and Gatherings
Celebrating a birthday, anniversary, or other milestone? We are happy to arrange events while you are staying with us. We do ask, however, that friends and family who are not staying with us remain on the ground floor level and limit their visits, as to not disturb our other guests.
L. Breakfast is served from 9:00 am to 10:30 am in the main Dining Room.
