The Watermill is situated in the quiet village of Ings which is 2 miles East of Windermere in the Lake District. Our own award winning brewery is on the premises and brews excellent beers.
Positioned along a peaceful side road just off the A591 (Kendal to Windermere road), we are perfectly located for touring the Lake District by car, bicycle, foot or public transport.
We are surrounded by pleasant walks, cycle ways and of course the beautiful Lakeland fells. Ambleside, Grasmere, Keswick and Hawkshead are within easy reach.
After a day out in the fabulous Lakes relax in one of our cosy, oak beamed bars, both with log fires. Sample some of our Chef's freshly prepared food and our extensive choice of beers, wines and whiskies.
We are also dog and children friendly. If you are visiting the "Lakes" for a break or just for a day come and find out for yourselves.

Thank you for choosing to book with the Watermill Inn & Brewery. We look forward to welcoming you. When you make this booking you are entering an agreement with us. Please read our terms in the payment policy and cancellation policy when booking below.
We recommend travel insurance its reasonably priced.

The price includes accommodation plus any board indicated. Unless clearly stated on your confirmation all extras such as additional meals, drinks etc are additional. We accept the following forms of payment:
cash, debit cards, credit cards.
Pets are permitted (£7 per dog per night) in our River Bar, your room and at breakfast. We would like to stipulate that when bringing your pet they must not be left in the bedroom unattended unless in a cage. Guests are responsible for any damage caused to the room. For every dog that stays we do make a donation to The Dogs Trust and we also sponsor a Guide Dog for the Blind.
We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation of at least the same monetary value, however if this was not possible, then we would refund all monies paid by you. Our liability would not extend beyond this refund. Due to many differing circumstances no specific room can be guaranteed to be available on arrival.
Your room will be available from 3pm on the day of arrival, unless otherwise arranged.
Please be ready to leave your room by 10.00am on the day of departure, to allow us to service the room for incoming guests. Your bill for any outstanding accommodation, any extras or services taken during your stay is payable on departure. Late departure will result in an additional days tariff being charged.
Damages and Breakages:
Please take care with our accommodation. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant, and we may make an additional charge of £100 if you did not report this.
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.
Any data gathered during the course of this booking may be held on computer.
Children are welcome in both Bars under full parental control, we do ask that you respect the comfort of other guests during your stay.
We are closed on Christmas Day.
Minimum length of stay:
A minimum of one night booking except special weekends or events which maybe 2 or 3 nights
A minimum of three nights is required for Bank Holidays.
To confirm any accepted booking, we would require a deposit equivalent to the value of the first nights stay as recommended by the English Tourist Board.
We do not take provisional bookings so a non-returnable deposit (please see our cancellation policy) of cost of the first night is required to secure your booking. Payment can be by maestro, delta, credit card etc, upon booking. .
A letter of confirmation or email will be forwarded to you as soon as we have
received your full deposit for all rooms booked.
Cancellation and Insurance:
If you need to cancel or cut short your holiday for whatever reason you are still responsible for the remaining balance for the full length of your stay. For a one night stay, if we are unable to re-let the room(s) that have been booked, the deposit is non returnable. We will try to re-let the room(s) booked. If we are able to re-let the room(s) you will not be liable for any further charges and we will return your deposit less a minimum administration charge of £20.00 this will be increased if we have to reduce the cost of the room to fill at short notice and pay commission to a OTA booking service .
Holiday cancellation insurance is widely available and we recommend you have it in place.
For cancellations made before arrival or by failing to take up the booking without cancelling you will be liable for the total amount unless we can re-let. For this reason you may wish to take out cancellation insurance, which is inexpensive and can be obtained from any good broker. Any booking which is to be cancelled will only be deemed cancelled when written confirmation is received by you from us confirming the cancellation.
It is possible sometimes to change the date of your stay if plenty of notice is given, this is subject to mutual agreement and will incur a £10 surcharge.
