The Villas at Sunset Lane is an exclusive Boutique B&B located on the beautiful island of Antigua & Barbuda. Nestled on a hillside above one of Antigua's most scenic Beaches, Dickenson Bay, this 10 Room Boutique Hotel is just minutes away from St. John's (Antigua's Capital). From the villas, it is a 10 minute stroll to one of the most attractive beaches on the northwestern side of the island. With its many balconies, the villas offer guests the opportunity to enjoy the tropical Leeward breezes as well as witness the spectacular evening sunsets. There is also the ever-present view of the tranquil turquoise Caribbean Sea.

- Since we are a Bed and Breakfast, your booking includes a daily Continental breakfast consisting of local seasonal fruits with toast and your selection of tea or coffee.
- However, a full breakfast is also available at an additional cost based on your choices. Our Menu can be viewed online at: www.villasatsunsetlane.com
- We do not offer lunch. However, dinner service is available on Sundays, Mondays, and Wednesdays and must be ordered by 3:00 PM
- All rates and taxes are in US Dollars (USD).
- Rates exclusive of 10% Service and 17% ABST.
- Rates exclusive of Guest Levy.
Room Check-In / Check-Out Policies:
Check-In: 3:00 PM
Check-Out: 12:00 PM
Early Check-in before 1 PM or Late Check-out Fee after 12:00 PM: USD 80.00/room.
Effective October 1, 2021, each arriving guest is subject to a government-enacted Tourism Guest Levy on accommodation of USD 5.00 (XCD 13.50) per night per guest. Payment is to be made directly to the hotel upon arrival.
We are a non-smoking property; hence, smoking inside the rooms & balcony is prohibited and will result in an additional cleaning fee of USD200.00. (2) Your room is cleaned and sanitized in preparation for your arrival; thereafter, your room will be cleaned every three days.

PROPERTY & CANCELLATION POLICIES
With the relevant documentation provided to The Villas at Sunset Lane, cancellation is penalty free if it results from:
• Imposed travel and/or border restrictions beyond your control
• Hurricane or storm related force majeure that makes it impossible for you to travel as scheduled
OTHERWISE FOR:
• Travelers who cancel 14 days or more before the day of check-in are charged no fee.
• Travelers who cancel between 14 and 7 days before the day of check-in are charged 50% of the booking amount plus taxes.
• Travelers who cancel less than 7 days before the day of check-in (including no-shows) are charged 100% of the booking amount inclusive of taxes.
Special Booking Period:
• Bookings made between May 25th - 30th, 2024 & June 1st – 30th, 2024; payments are required in full at the time of booking. All bookings are non-refundable.
We recommend that the appropriate travel insurance is purchased to protect you in the eventuality of sudden cancellations
Full payment of any outstanding balance is required at the time of check in.
Late room checkouts are available up to 6PM at a cost of US$80.00/room. However, this is subject to the room availability.
